This is a working, field-based role. This is not a supervisory-only position. The candidate is expected to actively perform skilled maintenance and turn work daily while managing vendors, inventory, and strict completion timelines.
Apartment Renovations & Unit Turns (Hands-On Role)
This position is directly responsible for both coordinating renovations and performing the physical work required to complete unit turns.

Job Responsibilities
Perform all turn work in newly vacated apartments, including:
- Electrical (switches, outlets, light fixtures, smoke detectors, minor troubleshooting)
- Plumbing (faucets, shut-offs, toilets, traps, leak repair)
- Fixture installation (vanities, medicine cabinets, hardware, appliances)
- Door hardware installation and adjustment
- Drywall repair, patching, and caulking
- Punch list completion and light cleaning as needed
- Inspect vacated units to determine full scope of work
- Develop and execute detailed punch lists for each apartment
- Coordinate and oversee contractors for larger renovation scopes
- Conduct periodic inspections to monitor contractor progress and identify potential change orders
- Order materials for renovations and unit turns
- Receive, log, and properly store all renovation and turn materials
- Maintain a clean, organized renovation inventory system
- Schedule painters, flooring vendors, and cleaners as needed
- Conduct final inspections prior to unit delivery
- Ensure all apartments are completed on time and rent-ready
- Perform pre-move and post-move inspections
- Coordinate with property management to maintain vacancy timelines
- Inspect completed units to ensure quality standards are met
- Support leasing schedule by meeting strict turnover deadlines
- Assist with work orders and general maintenance issues as needed, particularly after mid-month when turns are complete
- Support the maintenance team during peak periods
- Maintain a high standard of responsiveness and service
- Coordinate and assist with snow removal operations
- Install and remove plows and salt spreaders on trucks
- Maintain and service snow blowers and related equipment
- Control and manage snow removal inventory (salt, calcium, fuel)
- Oversee landscaping equipment and supplies
- Assist with snow removal during storm events
- Maintain and service property trucks
- Prepare vehicles for seasonal use
- Maintain organization of all equipment and storage areas
- Monitor renovation, turn, and CapEx dumpsters and coordinate swaps as necessary
- Inspect and monitor city trash pickup to ensure timely service
- Maintain professional relationships with city officials
- Serve as point of contact for trash-related issues
- Maintain inventory of garbage-related materials
- Prior multifamily maintenance experience required
- Strong hands-on electrical and plumbing skills
- Experience managing apartment turns and renovations
- Strong organizational and time management skills
- Ability to manage multiple active projects simultaneously
- Mechanical aptitude (vehicles, equipment, tools)
- Valid driver’s license
- Must have own tools
- Ability to lift 50 lbs and work in varying weather conditions
