In this role, you will be the first line of defense for all standard tenant maintenance requests, handling everything from leaky pipes and clogged drains to basic electrical troubleshooting and cosmetic turnover work like painting.
This role will handle standard day-to-day fixes independently, as well as assessing larger, complex jobs, reporting on sink/toilet conditions, and promptly notifying management to coordinate licensed contractors when a task exceeds a standard handyman scope.
Essential Job Functions
The essential duties and responsibilities for this position include, but are not limited to, the following:
· Fix minor leaks, replace faulty faucets, and repair underlying sink and toilet hardware (such as flappers, fill valves, and supply lines).
· Unclog drains, toilets, and sinks using standard professional snaking and clearing tools.
· Conduct routine inspections of bathroom and kitchen plumbing fixtures, documenting and reporting their current condition to management.
· Diagnose and resolve small electrical problems, including replacing faulty outlets, wall switches, light fixtures, and ceiling fans.
· Perform basic, non-licensed HVAC maintenance, such as replacing air filters, cleaning vents, troubleshooting smart thermostats, and ensuring proper airflow.
· Manage interior and exterior painting projects, including minor drywall patching, sanding, caulking, and complete room repaints during tenant turnovers.
· Handle minor carpentry tasks such as adjusting cabinet hinges, fixing door locks, repairing trim, or hanging window blinds.
· Assess work requests to determine if they require specialized licensing or advanced equipment.
· Clearly identify and report structural, major HVAC, or main-line plumbing defects to the Property Manager.
· Provide detailed notes or photos to assist management in notifying and scheduling specialized external contractors(e.g., licensed electricians, roofers, or HVAC technicians).
· Assist with property inspections
· Follow all biosecurity and Animal Welfare Policies.
· Maintain safe and healthy work environment by following standards and procedures, complying with legal codes and regulations.
· Report any animal welfare related issues to management immediately.
· Report any potential Food Safety issues to management immediately.
· Report any damages to company vehicles, equipment, and buildings via maintenance work order software program.
· Comply with all company policies and procedures.
Minimum Required Qualifications
The minimum required qualifications for this position include, but are not limited to, the following:
· Minimum of 2–3 years of proven experience in property maintenance, residential handyperson work, or a related trade.
· Bilingual English / Spanish preferred by not required
· Strong foundational knowledge of residential plumbing, basic electrical systems, and drywall/painting techniques.
· Must possess a reliable truck or van capable of transporting materials, along with a standard set of power and hand tools.
· Clean, professional interaction style with tenants; ability to write clear, simple maintenance updates for the property management team.
Physical Demands
The physical requirements/environmental factors for this position include, but are not limited to, the following:
· Must be able to walk and stand for extended periods of time
· Must be able to bend, stretch, push, pull, and move as needed
· Must be able to walk, bend, reach, and stoop frequently
· Exposed to temperatures that bring heat, humidity and cold. Noise levels may be loud at times
· The ability to move 50 pounds alone and over 50 pounds with assistance constantly
· Constant use of hand tools with hands throughout entire shift
· Ability to wear all required PPE
