As a member of our Maintenance team, our Maintenance Technicians are a vital component of our company’s day to day impression on existing tenants, prospective tenants, residents, and the community in general. As such, our Maintenance Technicians are expected to maintain a high level of quality customer service and professionalism. Essential duties and responsibilities include the following but are not necessarily limited to those listed.
Grounds and building maintenance activities such as troubleshooting general maintenance issues, landscape maintenance, repairing sprinkler system leaks, changing light bulbs and ballasts, painting, removing garbage, sweeping/blowing walkways, and pool decks, repairing pool furniture, operating a pressure washer, periodically removing weeds, disposing of leaves and refuse and performing any other tasks that may be essential to maintaining the general professional atmosphere of the property’s we manage.
- Act as management's “eyes” on the ground and report any existing/potential problems or questionable activities.
- Maintain daily reports.
- Fulfill work orders and report to management.
- Maintain tools and equipment.
- Maintain company vehicle.
- On-call for emergencies.
Qualification Requirements

Education and/or experience
High school diploma or general education degree (GED). Two years related experience or training. Landscape Maintenance, Painting, and/or Basic HVAC and pool maintenance experience preferred, but not required.
Language skills
Ability to apply, read and interpret documents such as safety rules, operating and maintenance instructions, and procedures manuals. Ability to speak effectively.
Reasoning ability
Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Certificates, licenses, registrations
Valid driver's license.
Other skills and abilities
Basic understanding of plumbing, electrical and HVAC systems.

Work Environment
While performing the duties of this job, the employee regularly works in outside weather conditions. The employee is frequently exposed to hot, cold, wet and/or humid conditions. The employee occasionally works near moving mechanical parts and in high precarious places. The noise level in the work environment is usually moderate. Ear plugs and eye protection is provided and must be worn when using equipment, i.e., blower, hedge-trimmer, etc.
