Your primary focus will be protecting and enhancing Client assets while maintaining 100% uptime through reliability-based maintenance strategies. A very high percentage of “wrench time” is expected and candidates must demonstrate technical expertise in HVAC maintenance and troubleshooting, while being able to work cohesively with members of large and sophisticated Trades and Engineering Teams to complete daily work assignments safely, efficiently and on time. This position operates within a GMP pharmaceutical manufacturing, research and development, and office complex. The role is frequently required to work outdoors, occasionally in adverse weather conditions such as rain, snow and hot/cold temperatures and exposed to noxious smells and high noise levels. The position will be provided weather gear and appropriate PPE, which is expected to be used accordingly.

What your day-to-day will look like:
RESPONSIBILITIES
- Maintain continuous operation of all HVAC-related building systems, including mechanical controls, building automation systems (“BAS”), electrical components, and temperature control systems.
- Execute preventive, corrective, and reliability maintenance procedures with Teammates and Vendor Partners.
- Conduct building rounds, maintain detailed logs and data sheets, ensuring all regulatory compliance and safety requirements are met.
- Enter detailed and explanatory comments into work order database, so actions can be documented and referenced.
- Provide customer interface and support, assisting with planning and scheduling optimization, and ensuring high-quality document management.
- Identify hazards, implement remediation measures, and complete comprehensive safety training programs.
- Collaborate with Vendor Partners to ensure proper work authorization procedures are followed and maintain incident contact response protocols.
- Accept and log all complaints, status, and follow-up calls in CMMS database.
- Take immediate action on all alarms to repair or correct.
- Monitor and analyze operations, record readings and troubleshoot to adjust refrigeration equipment, heat pumps/exchangers, HVAC units, centrifugal chillers, cooling towers, boilers, VAV systems, valves, piping, filters, emergency backup systems and hot water systems and other mechanical and low-voltage electrical equipment.
- Check CMMS system for new trouble calls and work assignments.
- Perform preventive maintenance on all base building and critical system equipment which includes but is not limited to: assembling tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption and supervision, conducting immediate clean-up of work area, completing work order task sheets, returning tools neatly to workshop, maintaining supplies inventory, reporting any equipment problems, impending supply or material shortages to Supervisor.
- Install, repair, replace or rebuild HVAC units, like package units, mini splits, actuators, VAV’s, water heaters, motors, heating units, pumps, seals, air compressors, heat exchangers, bearings in all types of motors, piping, valves, filters, hot water systems and associated controls.
- Assist other Technicians and Operators with building and equipment major repairs and maintenance. Inspect, repair, and maintain electrical controls, switches and motor controls.
- Comply with departmental policy for safe handling of hazardous materials.
- Ensure that all appropriate R&M data (i.e. material costs, contract labor costs, etc.) is captured on a work order.

Required Qualifications:
- 3 years of facility-related HVAC and Refrigeration work experience
- High school diploma or state equivalent required
- Active Massachusetts Driver’s License
- Demonstrated technical expertise in facility-related systems
- Proficient with computer applications including Microsoft Office, Outlook and CMMS systems
- Clear understanding of HVAC systems operations
- Knowledge of OSHA standards and ability to execute tasks safely at all times.
- Skilled and physically able to operate power and hand tools and required equipment, work on a ladder, carry tools, bend/twist/reach/lift up to 50lbs.
- Able to work in close places such as closets, crawl spaces, vaults, etc. and on building rooftops
- Routinely available as “On Call” Tradesperson
- Strong verbal and written communication skills
- Proven track record of excellent customer service, professionalism and ability to collaborate with large high-performing Teams

- Active Massachusetts HVAC Contractor License
- Associates Degree in HVAC discipline or equivalent work experience
- Experience with reliability-centered maintenance best practices in critical facility environments
- Advanced certifications in HVAC and/or Refrigeration systems or building operations
- Knowledge of federal, state, and local regulatory compliance requirements
- Experience managing contracted maintenance staff and vendor relationships
Salary : $114,400
