Role Summary
The Senior Project Manager will own end-to-end delivery of capital construction and renovation projects at a client site in Ontario, CA. Pre-Planning & Project Initiation

Key Responsibilities
Pre-Planning & Project Initiation
- Lead project scoping sessions with client stakeholders to define objectives, constraints, and success criteria
- Develop project charters, feasibility analyses, and preliminary cost estimates for capital approval
- Manage design team selection, contract negotiation, and onboarding in accordance with JLL and client procurement standards
- Coordinate pre-construction activities including site assessments, utility coordination, permitting strategy, and regulatory review
- Prepare project delivery plans, phasing strategies, and preliminary schedules aligned with client operational requirements
- Develop and manage detailed project budgets from pre-design through project closeout
- Lead competitive bidding processes including preparation of bid packages, leveling of proposals, and bid recommendation reports
- Track and report on committed costs, actual expenditures, change orders, and forecast-to-complete on a weekly basis
- Conduct value engineering exercises to optimize project costs without compromising scope or quality
- Process and approve contractor pay applications, ensuring alignment with schedule of values and work-in-place
- Develop and maintain master project schedules using industry-standard scheduling tools
- Identify critical path activities and proactively manage schedule risks and float consumption
- Coordinate scheduling inputs from design consultants, contractors, vendors, and client stakeholders
- Produce and distribute weekly schedule updates with variance analysis and recovery plans as required
- Prepare complete bid packages including drawings, specifications, scopes of work, and contract terms
- Manage the competitive bid process through pre-bid meetings, RFI responses, addenda, and award
- Negotiate and administer construction contracts in compliance with JLL and client standards
- Manage contractor performance against scope, schedule, budget, and quality benchmarks
- Oversee ISNetworld pre-qualification compliance for all contractors engaged on client property
- Serve as the owner's representative during construction, attending OAC meetings and conducting regular site walks
- Enforce TCSR v4.3 safety requirements including D-35 daily safety audits, D-18 Daily JSA requirements, Cardinal Safety Rules, and client Table 1 contractor thresholds
- Review and approve submittals, RFIs, and change orders in a timely manner
- Coordinate third-party inspections, commissioning activities, and punch list resolution
- Manage substantial completion, final acceptance, and project closeout documentation
- Serve as primary client interface, maintaining proactive and professional communication at all levels
- Prepare and deliver weekly project status reports including budget, schedule, safety, and risk updates
- Participate in and lead client meetings, executive briefings, and monthly account reviews
- Maintain complete project documentation in JLL and client-designated platforms
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- Minimum 7 years of project management experience in commercial or industrial construction
- Demonstrated experience managing projects from $1M to $50M in value
- Proficiency in project scheduling software (MS Project, Primavera P6, or equivalent)
- Experience with owner's representative or client-side project management
- Strong working knowledge of construction contracts, cost management, and procurement
- Excellent written and verbal communication skills
- PMP (Project Management Professional) or CCM (Certified Construction Manager) certification
- Experience in automotive manufacturing, industrial, or mission-critical facility environments
- Familiarity with Client Production System (TPS) principles and lean methodologies
- Prior experience with TCSR or equivalent owner safety compliance frameworks
- Experience with Procore, Adaptive Work, or Ingenious project management platforms
- Established relationships in the Georgetown / Lexington, KY construction market

Salary : $150,000 - $160,000
