What your day-to-day will look like:
- Create and manage Purchase Orders, Work Orders, and Preventive Maintenance tickets within the Computerized Maintenance Management System (CMMS – Corrigo) to ensure all activities meet or exceed service level agreements.
- Supervise contractors and service providers, ensuring work quality meets JLL and BlackRock health and safety standards while maintaining compliance with all site Standard Operating Procedures.
- Perform hands-on maintenance, small installation works, and condition monitoring of Mechanical and Electrical plant and equipment to ensure reliable operation within specifications.
- Monitor and manage the Building Management System (BMS) to incorporate energy efficiency control strategies and optimize building performance.
- Respond promptly to system faults and alarms to maximize plant availability and minimize downtime, ensuring mission-critical operations continue uninterrupted.
- Raise and manage Change Management tickets in accordance with BlackRock's CM program, coordinating with stakeholders to implement system modifications safely.
- Provide technical support for commissioning and handover of new plant and equipment, including markup of drawings and documentation to reflect as-built conditions.
- Conduct regular inspections and execute planned maintenance activities in compliance with regulatory, statutory, and operational requirements while maintaining comprehensive records.
- Participate in cross-training initiatives and collaborate with team members to build collective expertise and ensure operational continuity across all shifts and coverage requirements.
- High school diploma or equivalent with a minimum of five years' experience in building engineering management, facilities management, or data center operations.
- Demonstrated experience supervising multi-skilled building services maintenance in a contracting environment with specific exposure to critical infrastructure environments.
- Strong technical knowledge of mission-critical cooling systems, power distribution systems, mechanical systems, and fire suppression systems.
- Working knowledge of Electrical/Arc Flash Safety standards (NFPA 70E) and the ability to apply safety protocols in daily operations.
- Proficiency with Microsoft Office, Outlook, AutoCAD, and Integrated Work Maintenance Management System (IWMS) software platforms.
- Physical ability to operate electric hand tools, work on ladders, lift and carry heavy loads, and work in confined spaces such as closets, crawl spaces, and mechanical vaults.
- Availability to work shifts, weekends, holidays, and respond to SCADA alarms and escalations remotely on a 24/7/365 basis as required by operational needs.
- Bachelor's degree in engineering, Data Center Operations, Military experience, or other equivalent related technical background.
- EPA Universal certification for refrigerant handling and related HVAC maintenance activities.
- Active Electrical or HVAC license demonstrating advanced technical competency in building systems.
- Project management experience with the ability to coordinate multiple stakeholders and deliver technical initiatives on time and within scope.
- Knowledge of energy efficiency programs, sustainability practices, and green building operations that support environmental stewardship goals.
