JOB SUMMARY AND DISTINGUISHING FEATURES OF THE WORK:

The Associate Construction Manager is responsible for managing capital projects and overseeing landlord work and tenant improvements as needed for Jamestown’s properties. The position is in New York City and the Associate Construction Manager will report to the VP of Development and Construction. This role will also require a strong technical understanding of Mechanical, Electrical, and Plumbing (MEP) systems to effectively coordinate and oversee complex building infrastructure projects across a variety of asset types.  


MINIMUM QUALIFICATIONS REQUIRED:

 

Education and Experience:

  • Bachelors Degree in Construction Management, Architecture, Engineering or a related field of study from an accredited university; and
  • Four or more years of experience in construction management; or
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

 

ESSENTIAL JOB FUNCTIONS

Capital Improvements Project Management:

  • Manage design and construction of capital improvements and oversee tenant improvements as needed for Jamestown’s assets. 
  • Coordinate internal Jamestown team members to include design and creative professionals. Coordinate with additional internal and external team members to include Jamestown asset manager, property manager, leasing representatives, etc. 
  • Select, contract and manage an external team of professionals to include architects, general contractors, engineers and related consultants. 
  • Collaborate closely with MEP engineers and contractors to ensure proper integration, functionality, and compliance with all building systems. 
  • Develop and monitor project schedules
  • Coordinate budgeting and pricing, reviewing and approving construction draw submittals and invoices
  • Represent owner in regular construction meetings, track issues and coordinate project documentation
  • Manage the contract drafting, editing, redline and execution process for various consultants as needed for Jamestown’s assets
  • Coordinate project permitting as needed for project work 
  • Lead contractor selection/bid process
  • Monitor critical path project schedules
  • Oversee onsite construction progress and assist with trouble shooting as needed 
  • Ensure contractor compliance with building operations standards
  • Forecast monthly cash flow under the supervision of senior CM staff

 

Assistance with Jamestown Retail and Office Leasing: 

  • Assist Jamestown Leasing team with Lease Outline Drawings for prospective retail tenants
  • Participating in Jamestown leasing meetings to provide construction support
  • Coordinate tenant drawings and approvals throughout the process from lease signature through occupancy
  • Oversee tenant construction throughout the process from lease signature through occupancy, including both landlord improvements and tenant improvements.
  • Review tenant drawings and approval as requested by Property Management
  • Prepare budgets for landlord work 


IMPORTANT JOB FUNCTIONS:

  • Performs other related duties as assigned. 
  • Some travel and special events outside of the standard business hours may be required. 
  • Some weekend work may be required

KNOWLEDGE AND SKILLS:

       Knowledge of:

  • Construction management, architectural design and engineering
  • Strong working knowledge of MEP systems, including HVAC, electrical distribution, and plumbing design, installation, and maintenance principles. 
  • Knowledge of MS Office & Outlook
  • Knowledge of basic property management tools and skills.

 

      Skill in:

  • Negotiation, contract administration, project management, communications and budgeting.
  • Organizational and interpersonal skills 
  • The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure & effectiveness under pressure and changing conditions

       Working Conditions:

  • Responsibilities may require an adjusted work schedule, travel, overtime, and evening/weekend hours in order to meet deadlines or attend special events.

Salary : $110,000 - $120,000
