POSITION: Community Maintenance Assistant

Location: Woodhavyn and Wildtree Communities, North Conroe Tx
FLSA Status: Full-time, Non-Exempt
Summary:
The Community Maintenance Assistant maintains the cleanliness of the communities and construction sites; completes minor punch-out under the supervision of the Construction Management team. It involves the daily inspection of model homes, the model home complex, completed homes for sale and homes under construction for cleanliness, proper job signage, maintenance items, and potential safety hazards. This position will be traveling to different community throughout the week.
Essential Duties and Responsibilities:
- Responsible for completing punchout for minor warranty, frame, paint, sheetrock, carpentry and other similar tasks as assigned and as deemed proficient in making such punchout.
- Inspects all common grounds including landscape areas, streets, walkways and trash enclosures, removing all trash.
- Sweeps or washes common areas and model walkways as directed.
- Responsible for the yard duties, including watering grass and pulling weeds.
- Regularly provides information to Area Field Manager regarding safety concerns.
- Cleaning, maintaining and placing Marketing signage on empty lots, homes under constructions and homes for sale.
- Making sure that all signage is clean and at 100% perfect placement daily.
- Establishes and maintains an ongoing quarterly maintenance checklist for model homes and spec homes.
- Performs and assists in other general maintenance and home pre-closing duties that are requested by Area Field Manager.
- Responsibilities may vary depending on size of the community.
Knowledge / Experience:
- Requires a minimum of one-year relevant construction maintenance assistant experience.
- Current, valid Driver’s License with acceptable driving record and reliable transportation to work in multiple location. (Manvel and Sienna Tx)
- Requires ability to use basic hand tools

Physical Demand/Work Environment
Construction Assistant physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl, talk, and hear. Should be able to lift and/or move up to 50 pounds. Must be able to work outside in the heat for up to 4-5 hours a day. Must be able to drive own vehicle during the course of work. Must be able to safely, set up, secure, ascend and descend a ladder up to heights of 12 feet.
