Position Overview
A mission-driven Hawaii nonprofit organization dedicated to expanding and preserving affordable housing is seeking an Asset Manager to oversee the long-term financial performance, compliance, and operational success of a growing portfolio of multifamily housing communities.
This leadership role serves as the primary steward of the organization's housing assets, ensuring properties remain financially sound, operationally effective, and compliant with affordable housing regulations. Working closely with property management partners and senior leadership, the Asset Manager will help guide portfolio strategy, oversee financial performance, and protect the long-term value and sustainability of housing resources that serve local families, seniors, and vulnerable populations.
Responsibilities
- Oversee the financial performance of a portfolio of affordable housing properties.
- Analyze operating results, budgets, forecasts, cash flow, and property performance metrics.
- Prepare and present financial and operational reports for executive leadership and the Board.
- Monitor compliance with affordable housing programs, tax credit requirements, lender agreements, and other funding sources.
- Develop and implement asset management strategies that support long-term portfolio performance.
- Review and approve operating budgets, capital improvement plans, and property-level business plans.
- Manage and evaluate third-party property management companies and other service providers.
- Assess property risks and recommend strategies to improve financial, operational, and physical performance.
- Coordinate capital projects, vendor relationships, and portfolio-wide initiatives.
- Support financing, refinancing, and other real estate transactions as needed.

Requirements
- Bachelor's degree in Finance, Real Estate, Accounting, Business Administration, or a related field.
- Five or more years of experience in real estate asset management, property management, affordable housing, or a related field.
- Experience overseeing multifamily housing portfolios.
- Strong financial management experience, including budgeting, forecasting, financial reporting, and performance analysis.
- Working knowledge of affordable housing financing structures and regulatory programs, including LIHTC and/or HUD-related requirements.
- Experience managing or overseeing third-party property management companies.
- Ability to interpret financial statements, evaluate asset performance, and make strategic recommendations.
- Proficiency with Excel and other business software applications.
Salary : $100,000 - $120,000
