Role Overview

Initio Sphere is onboarding Proprietary Transaction Scouts to source, validate, and submit off-market investment opportunities directly to our investor and fund manager network.

This is not an employment role. Scouts operate as independent contractors, activated through a verification and approval process.

Once Approved, Scouts

• Identify and submit proprietary, off-market transactions
• Work directly with capital allocators and deal sponsors on live opportunities
• Earn performance-based compensation for deals that close
• Build a verified track record of sourced proprietary deals within the Initio Sphere ecosystem
  
  

This role is ideal for professionals with direct access to deal flow, including operators, intermediaries, brokers, advisors, and networked specialists.

What You’ll Do (Approval-Based)

Approved Proprietary Transaction Scouts May

• Source proprietary or semi-proprietary investment opportunities
• Introduce deals to Initio Sphere’s investor and sponsor network
• Provide high-level deal context (asset type, structure, economics, and investment thesis)
• Coordinate initial introductions between deal principals and capital partners
• Support early diligence handoff (analysts handle modeling, underwriting, and valuation)
  
  

Scouts Are Not Responsible For

• Financial modeling or underwriting
• Raising capital
• Preparing investment memoranda
• Providing investment advice
  
  

Eligible Deal Types

Based On Approval, Scouts May Submit Opportunities Across

• Commercial real estate (multifamily, industrial, retail, mixed-use)
• Private equity and growth equity transactions
• Operating businesses and special situations
• Structured, opportunistic, or distressed investments
  
  

Deal categories are approved based on experience, sourcing credibility, and proprietary access.

Compensation & Economics

• Scouts earn success-based compensation only
• Typical earnings range from $1,000 to $10,000 per closed deal
• Compensation is paid upon successful transaction close and fee collection
• Economics vary by deal size, structure, and Scout contribution
• No caps for consistently high-quality proprietary deal sourcing
  
  

How Scouts Get Activated

• Submit a Proprietary Transaction Scout application with sourcing experience
• Complete verification and category approval
• Get activated within the Initio Sphere platform
• Begin submitting proprietary transactions to the network
  
  

There is no cold pitching or blind outreach. Approved deals are introduced through curated, platform-driven channels.
