The Maintenance Manager is responsible for directing all maintenance operations, preventive maintenance programs, and facility infrastructure for a 170,000 square foot commercial manufacturing facility. This position oversees the reliability, availability, and performance of complex production equipment including hydraulic press systems (100–5,000 ton capacity), atmosphere-controlled heat treating furnace systems, steam generation equipment, wastewater treatment systems, air scrubber systems, automated material handling equipment, waterjet cutting systems, and PLC-driven process controls. The Maintenance Manager leads the maintenance team, manages departmental budgets, and ensures equipment uptime to support continuous production operations.

Essential Duties and Responsibilities

Leadership & Team Management

  • Lead, mentor, and develop a team of maintenance technicians, electricians, and facilities personnel; establish performance expectations, conduct performance evaluations, and support professional development.
  • Schedule and coordinate maintenance staff across shifts to ensure adequate coverage for production support and emergency response; manage overtime, on-call rotations, and contractor resources.
  • Foster a culture of safety, accountability, and continuous improvement within the maintenance organization; ensure compliance with all safety protocols including lockout/tagout, confined space, and hot work procedures.
  • Coordinate with production, quality, engineering, and safety departments to align maintenance activities with operational priorities and minimize production disruption.

Preventive & Predictive Maintenance Programs

  • Develop, implement, and continuously improve comprehensive preventive maintenance (PM) programs for all production equipment and facility systems; establish PM frequencies based on manufacturer recommendations, operating conditions, and failure history.
  • Implement predictive maintenance technologies including vibration analysis, thermography, oil analysis, and ultrasonic testing to identify equipment degradation before failure.
  • Manage the Computerized Maintenance Management System (CMMS); ensure accurate work order documentation, equipment history, parts usage tracking, and maintenance metrics reporting.
  • Track and report key performance indicators (KPIs) including equipment uptime, Mean Time Between Failures (MTBF), Mean Time To Repair (MTTR), PM completion rates, and maintenance cost per unit.

Hydraulic Press Systems (100–5,000 Ton)

  • Oversee maintenance of hydraulic press systems including high-pressure hydraulic power units, servo-hydraulic controls, proportional valves, accumulators, cylinder seals, and press tooling interfaces.
  • Manage hydraulic fluid condition monitoring programs including particle count analysis, water contamination testing, and viscosity verification; coordinate fluid changes and system flushing as required.
  • Ensure proper calibration and maintenance of press control systems, tonnage monitors, position sensors, and safety interlocks; coordinate annual third-party inspections as required.
  • Develop and maintain critical spare parts inventory for hydraulic components including pumps, valves, seals, hoses, and electronic controls to minimize unplanned downtime.

Atmosphere Heat Treating Furnace Systems

  • Direct maintenance activities for three atmosphere-capable heat treating furnace systems including heating elements, temperature controls, atmosphere generation and delivery systems (endothermic, nitrogen, hydrogen), quench systems, and material handling equipment.
  • Ensure proper maintenance of furnace atmosphere controls including carbon potential analyzers, oxygen probes, dew point sensors, and flow control instrumentation; coordinate calibration schedules with quality requirements.
  • Oversee maintenance of furnace refractory, radiant tubes, alloy fixtures, conveyor systems, and quench tank agitation and cooling systems.

Steam Generation & Utility Systems

  • Manage operation and maintenance of steam generation equipment including boilers, feedwater systems, condensate return, steam distribution piping, pressure reducing stations, and steam traps.
  • Ensure compliance with boiler inspection requirements, maintain operating permits, and coordinate with third-party inspectors for jurisdictional inspections.
  • Oversee water treatment programs for boiler feedwater and cooling systems; monitor water chemistry and coordinate chemical treatment services.
  • Manage facility utility infrastructure including compressed air systems, electrical distribution, natural gas systems, process cooling water, and HVAC systems.

Wastewater Treatment & Environmental Systems

  • Direct maintenance of the internal wastewater treatment facility including equalization tanks, chemical feed systems, pH adjustment, clarifiers, filter presses, and discharge monitoring equipment.
  • Oversee air scrubber system maintenance including fans, ductwork, scrubber media, chemical dosing systems, and emissions monitoring instrumentation; ensure continuous compliance with air permit requirements.
  • Coordinate with environmental and safety personnel to ensure maintenance activities support regulatory compliance for wastewater discharge, air emissions, and hazardous waste management.

Automation, Controls & Material Handling

  • Oversee maintenance of PLC-driven control systems across all production equipment; ensure staff proficiency in troubleshooting Allen-Bradley, Siemens, or equivalent PLC platforms, HMI systems, and industrial networking.
  • Direct maintenance of automated material handling systems including conveyors, robotic systems, automated guided vehicles (AGVs), hoists, and overhead cranes; ensure compliance with OSHA and ASME inspection requirements.
  • Manage maintenance of waterjet cutting systems including high-pressure intensifier pumps (up to 90,000 PSI), cutting heads, abrasive delivery systems, motion controls, and water recycling/filtration systems.
  • Coordinate with equipment vendors and integrators for control system upgrades, software updates, and technical support; maintain backup copies of all PLC programs and HMI configurations.

Budget, Inventory & Vendor Management

  • Develop and manage the annual maintenance operating budget; track expenditures, analyze variances, and implement cost control measures while maintaining equipment reliability.
  • Manage spare parts inventory including critical spares identification, min/max levels, obsolescence management, and inventory accuracy; optimize stocking levels to balance carrying costs against downtime risk.
  • Evaluate, select, and manage relationships with maintenance contractors, equipment vendors, and service providers; negotiate service agreements and ensure contractor compliance with facility safety and quality requirements.

Facilities & Infrastructure Management

  • Manage maintenance of the 170,000 SF facility including structural systems, roofing, overhead doors, dock equipment, parking areas, and grounds maintenance.
  • Oversee building systems including fire protection (sprinklers, alarms, extinguishers), security systems, emergency lighting, and life safety equipment; ensure compliance with fire code and insurance requirements.
  • Plan and coordinate major shutdowns for equipment overhauls, facility repairs, and infrastructure upgrades; develop detailed project schedules and resource plans.

Pay: $79,000.00 - $95,000.00 per year
