Responsibilities
- Perform detailed title searches utilizing public records, title records, and real estate transaction management software to verify property ownership and history.
- Research legal descriptions, easements, rights-of-way, and encumbrances affecting properties using mapping software and GIS tools.
- Review and analyze real estate documentation including deeds, mortgages, liens, and other legal descriptions to ensure accuracy.
- Conduct thorough investigations into title records to identify potential issues or discrepancies that could impact property transfers or financing.
- Collaborate with underwriters and legal teams to review titles in accordance with underwriting guidelines and legal standards.
- Prepare comprehensive reports summarizing findings for use in title review, underwriting decisions, or closing processes.
- Maintain meticulous records of all research activities and ensure compliance with company policies and industry regulations.
Qualifications
- Proven experience in title search or related roles within a law office or real estate environment.
- Strong knowledge of real estate law, legal descriptions, easements, rights-of-way, and title processing procedures.
- Proficiency with Microsoft Office suite, especially Word and Excel, for documentation and reporting purposes.
- Experience using real estate transaction management software, GIS mapping tools, and mapping software for property research.
- Familiarity with public records databases and title record systems for effective research.
- Ability to interpret complex legal descriptions accurately while adhering to underwriting guidelines.
- Excellent research skills combined with attention to detail and organizational abilities.
- Strong client communication skills coupled with a customer service mindset to support internal teams or external clients as needed.
