Position Summary
The Multifamily Maintenance Technician is a hands-on, jack-of-all-trades role responsible for the day-to-day maintenance, repairs, and overall upkeep of a multifamily residential community. This individual plays a critical role in maintaining a safe, clean, and functional living environment for residents while supporting turnover readiness, preventative maintenance, and general property operations. This position requires strong technical skills, problem-solving ability, and a customer-service mindset.
Key Responsibilities
General Maintenance & Repairs
- Perform routine and emergency maintenance for residential units and common areas
- Troubleshoot and repair plumbing, electrical, HVAC, appliances, and mechanical systems
- Complete drywall repairs, painting, flooring, trim, and carpentry work
- Repair doors, locks, windows, fixtures, and hardware
Unit Turnovers
- Prepare apartments for new residents, including repairs, painting, and inspections
- Ensure all units meet company standards before move-in
- Identify and report larger capital repair needs
Preventative Maintenance
- Conduct scheduled preventative maintenance to reduce long-term repair costs
- Inspect building systems and equipment regularly
- Maintain accurate maintenance logs and work orders
Grounds & Common Areas
- Maintain cleanliness and appearance of common areas, hallways, and amenities
- Assist with light landscaping, snow removal, trash removal, and exterior upkeep
- Monitor property for safety hazards and address promptly
Vendor & Team Coordination
- Work with property management and outside vendors as needed
- Escort vendors and ensure quality of contracted work
- Communicate repair status and timelines clearly to management
Safety & Compliance
- Follow all safety procedures, OSHA guidelines, and fair housing regulations
- Respond to after-hours maintenance emergencies as part of an on-call rotation
- Ensure tools and equipment are used and stored properly
Qualifications
- 2 years of maintenance experience in multifamily, residential, or commercial settings
- Strong working knowledge of plumbing, electrical, HVAC, carpentry, and general repairs
- Ability to troubleshoot issues independently and prioritize tasks
- Valid driver’s license and reliable transportation
- Ability to lift up to 75 lbs and perform physical tasks regularly
