My client, a well-established and growing commercial general contractor in the Athens, GA area, is seeking an experienced Preconstruction Director to lead and manage their preconstruction efforts. This is a high-impact leadership role responsible for overseeing estimating, budgeting, and early-phase project planning across a diverse portfolio of commercial projects.
About the Role
The Preconstruction Director will play a critical role in shaping project success from concept through contract execution. They will collaborate closely with ownership, operations, and clients to ensure accurate budgeting, strategic planning, and seamless project handoff.
Key Responsibilities
- Lead and manage all preconstruction activities, including conceptual estimating, budgeting, and value engineering
- Oversee bid strategies, subcontractor outreach, and proposal development
- Collaborate with clients, architects, and internal teams during early project phases
- Develop and maintain cost databases and historical pricing
- Provide guidance and mentorship to estimating and preconstruction staff
- Ensure alignment between preconstruction and operations teams for smooth project transitions
- Evaluate project risks and identify cost-saving opportunities
Qualifications
- 8 years of experience in commercial construction estimating or preconstruction
- Proven leadership experience managing teams or departments
- Strong knowledge of commercial construction methods, materials, and pricing
- Experience with conceptual estimating and GMP development
- Excellent communication and client-facing skills
- Proficiency in estimating software and Microsoft Office Suite
- Bachelor’s degree in Construction Management, Engineering, or related field preferred
