REPORTS TO: Property Manager Hourly Non-Exempt
Position Summary:
The Property Maintenance Technician position is expected to maintain the owner’s property to excellent operating standards to facilitate tenant satisfaction and financial efficiency. The position is characterized by quality custodial work, skilled non-licensed building trade’s repairs, an attention to detail, excellent follow-through without reminders, and respectful interactions with tenants, vendors, visitors, and co-workers.
Qualifications:
High school diploma or GED plus a minimum of three years experience working in property maintenance preferred
Understanding and safe use of hand and power tools and devices
Excellent interpersonal and customer service skills
Compassionate concern for those who are homeless or are at risk of becoming homeless
Bilingual/Bicultural (English/Spanish) preferred
Ability to handle stressful situations and a fast paced environment
Ability to follow instructions, procedures, and policies
Valid driver’s license
Physical and Mental Requirements:
Must be able to perform diverse job tasks including manual labor (lifting up to 85 pounds) while standing and moving most of the shift. Must not tire or become functionally frustrated by doing repeated tasks frequently, such as daily cleaning or repairing tenant-caused damage. Individual should show initiative, be open to suggestions and learning, be an independent worker who knows how to be part of a team, and be someone who can assess what needs to be done and then logically pursue available options to achieve goals. This position requires the ability to be pleasant, patient, compassionate and consistent with tenants.
Environmental and Working Conditions:
This position’s “workplace” is the “home” and therefore requires great sensitivity to tenant’s personal space. Work takes place both in occupied and vacant apartment rental units, as well as in common areas, outside grounds, and the Owner's nearby emergency shelter for men experiencing homelessness. Evening hours will occasionally be needed and 24 hour on-call response is expected for emergency situations.
Job Responsibilities:
Operate and ensure all work is completed in a safe manner and follows all health and safety regulations of EPA, OSHA and other regulatory bodies
Recognize potential health and safety risks and consult as needed when in doubt about potential hazardous materials, such as asbestos, lead paint, PCB caulk, flammable or gaseous materials, etc.
Recognize limitations and do not exceed skills, training, experience, or authorization
Report immediately to Property Manager or Owner any and all noticed safety risks for fire, electrocution, flood, biohazards, slips and falls, etc.
Ability to follow, prioritize, and complete written work order process
Monitor inventory of cleaning supplies and materials needed and request through Property Manager
For turnovers on vacated units, have unit ready for inspection and re-occupancy in fourteen days maximum
Respect tenants’ personal space by minimizing disruption to the enjoyment of their unit, cleaning up after any needed repairs or maintenance, and not violating their privacy by sharing information about their habits or belongings (except where safety or violations of law are apparent)
Ensuring safety and security of the property and tenants through careful control of keys, codes, vendor or visitor access to restricted areas, etc.
