What are the responsibilities and job description for the Maintenance Technician position at Corridor Property Management?
JOB SUMMARY: Corridor Property Management is a value-driven company that is committed to creating a positive and supportive work environment. This is an on site technician who is responsible for ensuring the efficient operation of the maintenance and grounds of the community in consultation with the Community Manager (CM). The Maintenance Technician is responsible for the overall management of the site maintenance including administration, all repairs and upkeep.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Includes the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- General Responsibilities
- Ensure responses to service requests are prioritized and completed
- Routine maintenance requests within 24 hours
- Emergency service requests as soon as possible
- Turnovers within three business days
- Be available to work on an on-call basis
- Knowledge of HUD/section 8 inspections/REAC/NSPIRE
- Perform turnover of apartments including cleaning, painting and other repairs
- Frequently inspect all grounds, structures, and systems and correct any problems or notify management of findings which are in need of a solution
- Ensure that workshop area(s) are kept clean, orderly and safe
- Ensure the OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times, including the use of personal protective equipment.
- Maintain maintenance operating expenses within the existing budget
EDUCATION, EXPERIENCE AND SKILLS: High school diploma or General Education Degree (GED) and five or more year’s related experience and/or training. Applicant be able to read and comprehend instructions, short correspondence, and memos as well as write correspondence and effectively present information in one-on-one and small group situations to customers, clients, management and employees. Employee must be able to respond to written or oral instructions.
