The Role You'll own 12–15 active residential and ADU builds from permit issuance through certificate of occupancy. Your scoreboard: a 14-week completion target per project, current daily logs on every active site, and homeowners who know exactly where their project stands.
This is a field-based role. You're on job sites most days, with the autonomy to run your portfolio without daily check-ins — and the accountability that comes with it.
What You'll Do
- Own construction execution on 12–15 simultaneous ADU and residential projects against a 14-week completion target
- Build, manage, and maintain construction schedules in Buildertrend — including a rolling 3-week look-ahead on every job
- Post a daily log with photos and next actions for every active site, every working day — our documentation standard is non-negotiable
- Schedule and sequence all subcontractor trades from ground-breaking through final inspection
- Serve as the primary homeowner contact during construction: proactive structured updates, not reactive damage control
- Coordinate inspections with local building departments; manage correction-and-reinspection cycles
- Process change orders and coordinate with Pre-Construction and Sales when scope changes have contract implications
- Identify problems early — inspection risks, sub no-shows, material delays — and resolve them before they hit the schedule
- Conduct final punch-out walks and drive close-out to homeowner sign-off
What We're Looking For
- 3 years managing residential construction from permit through CO — ADU or high-volume experience strongly preferred
- Proven ability to run 10 simultaneous projects at different stages
- Strong scheduling and sequencing skills — you build schedules, you don't just inherit them
- Disciplined documenter: your project records are current at the end of every day, not every week
- Excellent written and verbal communicator — you can deliver a delay update to a homeowner as clearly as good news
- Self-managed and proactive — you flag problems to leadership before they become crises
- Buildertrend experience preferred; proficiency with construction PM software required
- Strong blueprint and plan interpretation skills
- Familiarity with Sacramento and/or Bay Area permitting and inspection processes preferred
Physical Requirements Regular job site visits including walking on uneven terrain, climbing stairs, and occasional lifting up to 30 lbs.
