Position Summary

We are seeking an experienced, hands-on on-site Commercial & Residential Construction Manager to oversee swimming pool and outdoor living construction projects from the field and ensure that work is completed safely, efficiently, on schedule, within budget, and to the company’s quality standards.

This is a field-based leadership position responsible for the day-to-day management and coordination of active construction projects. The Construction Manager will drive project schedules, direct subcontractors and company employees, coordinate trades and materials, monitor workmanship, resolve field issues, and maintain overall accountability for the work being performed.

The ideal candidate is an organized, decisive construction professional who can lead people, anticipate problems, maintain strong relationships with subcontractors and clients, and take ownership of projects from start to finish.

Key Responsibilities

Project & Schedule Management

  • Take ownership of day-to-day field operations alongside the Project Manager for assigned commercial and residential construction projects.
  • Actively drive project schedules to ensure milestones and completion dates are met.
  • Coordinate with the Project Manager, subcontractors, employees, vendors, deliveries, inspections, and other project activities.
  • Identify scheduling conflicts, delays, and potential issues early and take corrective action.
  • Conduct regular site walks and verify that work is progressing according to plans, specifications, and schedule, and prepare respective reports.
  • Maintain clear communication with project management leadership regarding project status, schedule, manpower, materials, and potential challenges.
  • Coordinate multiple trades and ensure work is sequenced efficiently.

Subcontractor & Employee Management

  • Direct and manage subcontractors and company employees working on assigned projects.
  • Clearly communicate expectations regarding schedule, scope, workmanship, safety, and jobsite standards.
  • Monitor subcontractor performance and hold trade partners accountable for agreed-upon schedules and quality requirements.
  • Coordinate manpower and work assignments to keep projects moving efficiently.
  • Address performance issues, conflicts, and field problems promptly and professionally.
  • Build and maintain strong working relationships with reliable subcontractors, vendors, and employees.

Quality Control & Project Oversight

  • Maintain overall responsibility for the quality of work performed on the project.
  • Inspect completed and ongoing work to ensure compliance with plans, specifications, applicable codes, and company standards.
  • Identify deficiencies and ensure corrections are completed properly and in a timely manner.
  • Verify that materials and workmanship meet project requirements before work is covered or subsequent trades proceed.
  • Maintain a high standard of jobsite organization, cleanliness, and professionalism.
  • Ensure projects are properly prepared for inspections, client walkthroughs, and final completion.

Subcontractor Pay Authorizations

  • Review subcontractor work and verify that completed work supports payment requests.
  • Confirm quantities, percentage of completion, approved change orders, and quality of work before authorizing subcontractor payments.
  • Identify incomplete, defective, or disputed work before payment authorization.
  • Communicate with project management/accounting regarding payment status and discrepancies.
  • Maintain accountability for ensuring the company pays for work that has been properly completed and accepted.

General Project Management

  • Oversee all work performed on assigned projects and serve as the primary field leader.
  • Interpret construction plans, specifications, scopes of work, and project requirements.
  • Coordinate inspections and ensure required corrections are completed.
  • Monitor material availability and proactively identify procurement issues that could impact the schedule.
  • Assist with change-order identification, pricing information, and field documentation.
  • Maintain accurate project documentation, daily reports, schedules, photographs, and records as required.
  • Communicate project needs and field conditions to company leadership.
  • Help ensure projects are completed on time, within established budgets, and according to company expectations.
  • Support punch-list completion, final walkthroughs, and project closeout.

Safety & Compliance

  • Promote and enforce a safe, professional, and organized jobsite.
  • Ensure subcontractors and employees follow applicable safety requirements and company policies.
  • Identify unsafe conditions and take immediate corrective action.
  • Coordinate required inspections and ensure work complies with applicable building codes and project requirements.
  • Maintain awareness of site-specific safety, access, and operational requirements.

Qualifications

  • 5 years of experience in residential and commercial construction management, supervision, or a related field.
  • OSHA Certification is highly preferred.
  • Knowledge of Swimming pool construction, plumbing and/or plumbing license.
  • Demonstrated experience managing subcontractors and construction crews in an active jobsite environment.
  • Strong understanding of construction sequencing, scheduling, building practices, and quality control.
  • Ability to read and interpret construction drawings, plans, specifications, and scopes of work.
  • Strong organizational and time-management skills.
  • Excellent communication and leadership abilities.
  • Ability to identify problems, make decisions, and keep projects moving without constant supervision.
  • Strong attention to detail and a commitment to quality workmanship.
  • Ability to manage multiple priorities and projects in a fast-paced environment.
  • Proficiency with standard construction/project management software and Microsoft Office products is preferred.
  • Valid driver's license and reliable transportation.

Ideal Candidate

The successful candidate will be a hands-on construction leader who takes ownership. This person should be comfortable spending the majority of their time in the field, managing people and solving problems in real time rather than simply monitoring projects from an office.

The ideal candidate:

  • Able to communicate effectively with clients, keeping them happy and satisfied.
  • Leads by example and earns the respect of subcontractors and employees.
  • Is proactive rather than reactive.
  • Understands that schedule, quality, and accountability go hand in hand.
  • Communicates clearly and consistently, follows up with every stakeholder, answers the phone and makes calls immediately. Understands why and when phone calls are necessary, and when text or email is necessary. Does not demote necessary calls to text or email.
  • Notices problems before they become expensive problems.
  • Can make sound decisions in the field and knows when to escalate an issue.
  • Holds subcontractors and employees accountable while maintaining productive working relationships.
  • Takes pride in delivering a finished project that meets or exceeds expectations.

Physical & Field Requirements
