QUALIFICATIONS:
- Must have knowledge of and experience in maintenance or a maintenance-related field.
- Must be mechanically inclined, self-motivated, and receptive to complete the task at hand.
- Must be in good physical condition to accomplish tasks/jobs such as climbing ladders and working on rooftops.
- A valid driver's license and a good driving record are required.
- Minimum education of a high school diploma or GED.
PHYSICAL DEMANDS:
The employee must be in good physical condition to accomplish projects & job demands. The employee must be capable of lifting 50 pounds of dead weight alone.
WORK ENVIRONMENT:
Various working conditions, both weather-related, office environment, and home environments involving HUD apartments.
FUNCTIONAL RESPONSIBILITIES INCLUDE:
- Perform routine preventive maintenance on HVAC systems, including but not limited to cleaning coils, checking refrigerant levels, lubricating moving parts, inspecting electrical connections, and replacing filters.
- Diagnosing and troubleshooting HVAC system malfunctions, identifying root causes of issues.
- Conduct repairs and replacements of components such as motors, belts, thermostats, and sensors.
- Test HVAC systems after maintenance or repairs to ensure proper operation and performance.
- Maintain accurate records of all maintenance activities, repairs, and parts used.
- Communicate effectively with clients regarding the status of their HVAC systems, recommended repairs, and maintenance schedules.
- Adhere to all safety protocols and regulations, including EPA guidelines for refrigerant handling.
- Maintain a clean and organized work vehicle and tools.
- Provide exceptional customer service and professionally represent the company.
- Participate in on-call rotation as needed.
- Stay up-to-date with industry trends, new technologies, and best practices in HVAC maintenance.
- Assist with other maintenance-related urgent and non-urgent tasks when needed
