Building Management System Owner

Title: Building System Owner – MEP (QBMS/BMS)

Contract: 12-Month Contract (with anticipated extensions)

Onsite Requirement: Onsite, minimum 4 days/week (Lebanon, IN)

Overview

We are supporting a leading pharma client on a major manufacturing build, taking building systems from construction through commissioning, qualification and handover to Operations. We are seeking a Building System Owner with deep Johnson Controls / BMS expertise to own the readiness of the building automation and controls scope on-site. This is a coordination and system-ownership role - you'll be the single point of contact for BMS/MEP system status across Construction, C&Q and Operations, not a designer or hands-on installer.

Key Responsibilities

• Act as the single point of contact for BMS/MEP system status, installation and readiness through construction, mechanical completion, C&Q and handover to Operations
• Own the QBMS/BMS/BAS scope – monitor installation, equipment protection and preservation of controls hardware (SNEs, AHU/FCU controllers, network switches) prior to startup
• Coordinate large-scale power, control and instrumentation cable-pull activities for schedule alignment, cable management and installation quality
• Serve as liaison between Construction, the C&Q team and Operations to align on system readiness, turnover and startup
• Support walkdowns and system turnover; track and close MEP/BMS punch list items
• Identify, manage and escalate risks, changes and issues affecting readiness, quality or schedule – escalating design matters to the Design Verification Lead and quality non-conformances to the Construction Quality Lead
• Provide system-level inputs to the integrated schedule and participate in look-ahead / pull-planning sessions
• Perform all duties in line with GMP, GFD and HSE standards

Required Experience

• Strong hands-on background in BMS/QBMS systems - control wiring, field instrumentation, terminations and controls/automation integration
• Working knowledge of Johnson Controls (Metasys) platforms, including terminations, checks and controls integration
• Demonstrated experience coordinating cable-pull activities (power, control and instrumentation) on industrial or pharmaceutical construction projects
• Proven ability to act as a liaison between Construction, C&Q/CQV and Operations through system turnover and startup
• Solid understanding of construction, Mechanical Completion and C&Q processes for building MEP systems

Preferred Experience

• cGMP pharmaceutical facility construction experience and familiarity with qualified (validated) building systems
• Working knowledge across wider MEP systems—HVAC/AHUs, electrical distribution, plumbing, fire/life safety—and associated utilities
• Familiarity with GMP documentation, quality systems and NCR/change processes
• Experience on large-scale / greenfield capital projects with long-lead MEP equipment
