Job Summary
We are seeking a proactive and skilled Maintenance Technician to ensure the optimal operation and upkeep of our apartment building facilities. Duties
- Perform routine inspections and preventative maintenance on HVAC systems, plumbing, electrical equipment, and building interior components to ensure safety and efficiency.
- Troubleshoot and repair electrical systems using schematics, ohmmeters, and other electrical testing tools.
- Conduct welding, carpentry, painting, and general handyman tasks to maintain building aesthetics and structural integrity.
- Maintain facilities equipment including boilers, pumps, motors, and other mechanical systems using CMMS (Computerized Maintenance Management System) software.
- Respond promptly to maintenance requests from residents or property management to resolve issues efficiently.
- Oversee plumbing system maintenance including leak repairs, pipe replacements, and drain cleaning.
- Supervise or assist with maintenance painting projects to keep common areas and apartments in excellent condition.
- Use hand tools and electrical equipment safely while adhering to all safety protocols.
- Maintain detailed records of repairs, inspections, and maintenance activities for compliance and operational efficiency.
- Assist with supervising junior maintenance staff or contractors when necessary to ensure quality work standards are met.
Skills
- Strong mechanical knowledge with experience in building interior maintenance and facilities upkeep.
- Proficiency with schematics, electrical work, plumbing systems, HVAC repair, and electrical equipment repair.
- Experience working with Programmable Logic Controllers (PLCs) is a plus for troubleshooting automated systems.
- Skilled in welding, carpentry (including residential painting), maintenance painting, and general handyman tasks.
- Familiarity with CMMS software for work order management and record keeping.
- Ability to read technical schematics and use testing tools such as ohmmeters effectively.
- Excellent customer service skills with the ability to communicate clearly in English with residents and team members.
- Supervising experience is preferred for leadership roles within the maintenance team.
- Knowledge of manufacturing or industrial maintenance practices is advantageous but not required.
- Strong safety awareness when handling electrical equipment or performing hazardous tasks.
