Summary
The Chief Estimator is responsible for quantifying building construction components, assembling and estimating labor and material costs for projects, assisting with the preconstruction phase of a project, developing early phase project schedules, and assisting with critical path procurement activities.
Position Responsibilities
- Review project plans and specifications and coordinate with the team to confirm complete scope
- Identify risk issues and their order of magnitude including the development of a risk register
- Prequalify subcontractors
- Solicit subcontractor and/or supplier information & pricing
- Prepare instructions to bidders, bid form and other bid solicitation information as required
- Prepare conceptual, schematic, design‑development, and final bid estimates for negotiated, CM/GC, design‑build, and hard‑bid projects
- Ensure the flow of project information is maintained and documented
- Review and/or manage the review and scoping of subcontractor bids. This includes descope analysis, bid leveling, execution strategy reviews, and initial subcontract agreement legal alignment
- Coordinate insurance and bond requirements
- Maintain and communicate data on construction and material costs and trends
- Analyze alternate means and methods to determine the most economical alternative and participate in constructability reviews and VE sessions
- Develop project schedules in P6 that align with the cost estimates
- Participate in the critical path early phase procurement to align the bid phase scope/price/schedule with the project management team members
- Identify, evaluate, and mitigate estimating and pricing risks, including scope gaps, exclusions, and assumptions
- Build effective relationships with customers, design team, specialty contractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer's expectations
Education, Experience and Skills:
- Associates or Bachelor’s Degree in Construction Management, Engineering, or related field
- A minimum of 10 years’ experience in construction estimating and preconstruction services
- Demonstrated success in estimating and developing schedules for projects across multiple delivery methods, including, hard bid / design‑bid‑build, CM at Risk / CM‑GC, and Design‑build and negotiated work.
- Knowledge of construction systems and processes
- Knowledge of who supplies what kinds of products and/or services and knowledge of local suppliers
- Detail-oriented
- High proficiency with industry estimating tools, scheduling tools, and platforms with a willingness to utilize and incorporate AI software into daily use
- Computer proficiency including Microsoft Office

Pay: $90,000.00 - $130,000.00 per year
