Job Title: Maintenance Technician
Department: Property Management
Reports To: Property Manager
Job Type: Full Time; 8am-5pm Monday-Friday; on-call rotation
Job Summary:
We are seeking a skilled Maintenance Technician to join our Property Management team. The ideal candidate will have experience in maintaining residential and commercial properties, with a strong understanding of building systems.
Key Responsibilities:
- Perform Routine Maintenance Tasks: Conduct regular inspections of the properties to identify and resolve issues (e.g., repairing broken locks, replacing light bulbs).
- Address Emergency Repairs: Respond to tenants’ maintenance requests in a timely and professional manner.
- Maintain Inventory: Keep a log of the inventory of repair supplies and equipment.
- Ensure Safety: Ensure all installations, repairs, and maintenance meet the standards of safety set by the company and regulatory bodies.
- Collaborate with the Property Management Team: Work closely with the property management team to plan and execute maintenance work and major repairs.
Skills/Qualifications:
- HVAC Knowledge & Certification: Ability to troubleshoot, repair, and maintain healing and cooling systems; EPA certification is open preferred or required.
- Plumbing Skills: Competence in diagnosing and repairing leaks, clogs, garbage disposals, water heaters, toilets, and basic piping issues.
- Electrical Troubleshooting: Safe handling and repair of common electrical issues, including outlets, switches, breakers, lighting, and appliance connections.
- Appliance Repair: Ability to service and maintain common household appliances—refrigerators, stoves, dishwashers, washers, dryers, and microwaves.
- Carpentry & General Repairs: Skills in door/frame repairs, drywall patching, painting, flooring repairs, and general unit-turn maintenance.
- Preventative Maintenance & Time Management: Ability to follow a PM schedule for equipment, buildings, and units to reduce emergency work orders and extend asset life. Strong ability to prioritize tasks efficiently.
- Customer Service & Communication: Professional interaction with residents, clear communication with office staff, and the ability to explain issues and timelines respectfully.
- CPO Certification
- EPA Certification
- High School Diploma or equivalent.
- Proven experience as a Maintenance Technician.
- Experience with drywalling, electrical work (preferred)
- 1-2 years’ experience in multifamily properties (preferred).
- Knowledge of general maintenance processes and methods.
- Working knowledge of tools, common appliances, and devices.
- Manual dexterity and problem-solving skills.
- Good physical condition and strength.
- Excellent written and verbal communication skills.
- Ability to work flexible hours, including weekends and public holidays, if necessary.
