Position Overview
We are seeking a hands-on, detail-oriented Controller to lead the accounting operations of our retail property portfolio. The ideal candidate will combine technical real estate accounting expertise with leadership ability, strong Excel proficiency, and an eye toward process improvement through AI tools and Rent Manager optimization. This role is fully in-office in the North Miami / North Miami Beach / Hollywood / Aventura area and offers significant growth potential.
Key Responsibilities
- Manage and mentor the accounting team, fostering a culture of accuracy, accountability, and continuous improvement.
- Oversee property-level financials, including general ledger, reconciliations, journal entries, and monthly/quarterly/annual reporting.
- Ensure accurate CAM reconciliations, tenant recoveries, and step-up lease accounting.
- Serve as Rent Manager superuser, leveraging the system to improve workflows and reporting, and training staff on best practices.
- Identify and implement AI-driven tools to enhance efficiency and data accuracy.
- Prepare consolidated reporting, variance analysis, and cash flow forecasting for executive leadership.
- Support investor relations through preparation of financial packages, presentations, and responses to investor inquiries.
- Coordinate annual audits, liaising with auditors, tax professionals, and financial partners.
- Ensure compliance with GAAP and internal financial policies.
- Partner with property management to resolve tenant billing and financial issues in line with lease obligations.
Qualifications
- Bachelor’s degree in Accounting or Finance required; CPA strongly preferred.
- Minimum 5–7 years of accounting experience in retail commercial real estate.
- Proven track record managing an accounting staff.
- Strong knowledge of CAM reconciliations, retail lease escalations, and step-up accounting.
- Excel superuser — advanced modeling, pivot tables, lookups, and automation.
- Expertise with Rent Manager required; Yardi or MRI a plus.
- Familiarity with AI applications in accounting/finance a plus.
- Experience supporting investor relations highly desirable.
- Excellent leadership, communication, and problem-solving skills.
