Purpose / Summary Of Position

The Building Technician is an essential role at HPI. The Building Technician is responsible for the operation and maintenance of all building equipment and timely response to service requests. Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.

Priority Functions / Responsibilities

  • Acknowledge and respond to service requests by diagnosing and performing minor and routine maintenance/repair in a timely and professional manner. Strive to complete all service requests daily and accurately documented, including parts, in work order system.
  • Ensure the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
  • Responsible for all housekeeping functions and maintaining the professional appearances of equipment and maintenance spaces.
  • Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.
  • Responsible for maintaining the building lighting system, including element and ballast repairs or replacements.
  • Other duties may include but not limited to moving furniture, fixtures and office partitions repairing locks, doors, hinges, furniture, and other miscellaneous items. The repair and painting of all types of surfaces, indoors and out.
  • The monthly inspection of fire extinguishers and/or other life/safe inspections. Various building maintenance duties as assigned by the property management.
  • Operation, maintenance, and repair of sanitary sewer systems, including sump pumps, basins, toilets, urinals, and piping.
  • Maintenance and repair of trash compactors, including electrical and hydraulic systems.
  • Maintenance and repair of kitchen equipment.
  • Complete or oversee the completion of preventative maintenance as assigned. Maintain accurate records within preventative maintenance system.
  • Maintain all equipment as required per preventive maintenance programs. Including life safety and security systems - equipment maintenance applicable in engineers' scope will be included.

Requirements

Knowledge, Skills, and Abilities:

  • 3-5 years related experience and/or training or equivalent combination of education and experience
  • Keep updated and adhere to Company policies, standard operating procedures, Work Order and Preventative Maintenance System, Uniform Policies, Safety Handbook, etc. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. However, individual must have the ability to lift 100 lbs. necessary for installation and removal of equipment.
  • Use only vendors with approved insurance requirements and initiate work with appropriate HPI contract.
  • While performing the duties of this job, the employee is most of the time outside in all weather conditions. The employee is regularly required to walk, talk, and/or hear. The employee is frequently required to stand; use hands to finger, handle or feel objects, tools, or controls; and stoop, kneel, crouch or crawl. The employee is occasionally required to sit and reach with their hands and arms.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • Limited travel is required in this position.
  • Perform effective emergency maintenance (after hours) as required.
  • High School diploma or GED equivalent required. Three to five years related experience and/or training; or equivalent combination of education and experience and must obtain a minimum score of at least 75% on Maintenance Skills Exam.
  • Basic skills with Microsoft Office Outlook.
  • Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers.
  • Abilities to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Abilities to read, analyze and interpret general business periodicals, professional journals, blueprints, schematics, technical procedures, or governmental regulations. Ability to write repairs, business correspondence and procedure manuals. The employee should also be able to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Exercise independent judgment within general policy guidelines.
  • EPA 608 Certification required within six months.
  • Required to furnish current, valid driver’s license and proof of insurance, meeting minimum state of Texas requirement. If required to use own vehicle, remain compliant with applicable vehicular regulations including valid insurance and follow all company driving and safety requirements and procedures for transportation between properties, if individual has multiple property responsibilities. If using company vehicle, must remain insurable through the company’s carrier while employed, in addition to meeting personal vehicle requirement. Must inform HR of any change in driving status throughout employment and provide updated copies of license and certificates upon renewal.
  • Will be “on call” rotation with other team members. Must carry pager and or phone and be prepared to work and service requests, including emergencies while on call, will be on call rotation with one or more others, required to learn and cover other properties accordingly.
  • Positive feedback from internal and external customer is a requirement of this role.
  • Participate in industry organizations to maintain and improve technical skills. Education includes attendance of internal safety and development training.
