Position Summary: 


The Regional Property Manager reports directly to the Vice President of Property Management oversees all aspects of Property Management, and other special projects.  The Regional Property Manager is charged with the day-to-day implementation of Horning’s policies, procedures, and programs that will assure well-managed, well maintained assets, placing maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality programs, in coordination and conjunction with the  goals and objectives of the Owners. In the execution of these responsibilities, the Regional Property Manager is held accountable for his/her independent action(s), within the guidelines of the Position Description, Budget and Strategic Objectives, with primary emphasis on visible, hands-on management of the properties. The Regional Property Manager will assume any additional duties and responsibilities as delegated by Horning’s Executive Team.                                                                                                  

Duties and Responsibilities: 

  • Oversee the management of a portfolio of Market, HUD and/or Tax Credit properties in the Washington DC Metro Area.  Asset assignments may change at any time and may require some travel.
  • Proficiency in creating annual budgets and planning to meet strategic business objectives.   
  • Responsible for the overall financial performance of assigned assets.
  • Operate your portfolio successfully within the guidelines of the approved budget, striving to outperform the budgeted income and expense levels whenever possible.
  • Consistently provide and ensure that your Team provides outstanding customer service to fellow employees, vendors, and residents.  
  • Responsible for the supervision of all maintenance programs relating to the interior and exterior conditions and appearance of properties.
  • Responsible for recruiting, hiring, training, supervising and developing Team
  • Review monthly financial statements to verify accuracy of monthly operating statements and general ledgers.  
  • Expected to report on monthly budget variances, while providing revenue generating solutions or expense savings strategies to achieve financial goals.
  • Review detailed variance explanations from Property Managers to ensure accuracy.
  • Review and gain approval for large scale projects requiring three or more bids.
  • Provide resolution to resident issues requiring escalation beyond property manager.
  • Understand the Ownership structure, financing, and if applicable, income restrictions imposed by any government agency on each community in your assigned portfolio and ensure compliance with all requirements at all times.
  • Work closely with Property Managers to evaluate and analyze their property’s performance from an operational and financial perspective.
  • Resolve resident-related issues in a timely manner, with tact and excellent customer service.
  • Always maintain a complete working knowledge of your competitive marketplace and effectively coach team to proficiency in differentiating their community from the competition
  • Always stay current on industry trends, the development pipeline in your area and evolving customer needs.
  • Work with the team on Yelp, Apt rating and other apartment community reviews.
  • Shop the market competitors to ensure the property is setting rents in accordance with the market conditions.
  • Monitoring property turnover for days vacant, quality and standards that are commensurate with the Horning standards.
  • Ensure that consistent Marketing Guidelines are maintained at all communities.
  • Ensure compliance with all Federal, State, and Local laws, codes, regulations, statutes, rules or any other mandatory writ at all times, including all fair housing laws.
  • Inspect properties to ensure the highest standards of cleanliness and functionality are maintained, evaluate maintenance, grounds, and housekeeping to ensure efficiency.
  • Provide ongoing opportunity for knowledge, growth and advancement 
  • Conduct semi-annual performance reviews with on-site Property Managers and Team
  • Ensure that company values are met in property operations.

 Minimum Qualifications and Requirements: 

  • Minimum 3-5 years’ experience managing multiple properties.  
  • Strong working knowledge of multi-family financial processes/analysis.
  • Understanding of apartment revenue management concepts and solutions.
  • Thorough understanding of budgeting and the ability to read, analyze and interpret financial statements and spreadsheets.
  • Computer proficiency including MS Office and RealPage experience.
  • Proven track record in team building and effective performance management techniques.
  • Solid analytical and reasoning skills with the ability to define problems, collect data, establish facts and draw valid conclusions.
  • Ability to operate independently and with a team to plan, manage and execute in all areas of property management.
  • Knowledge of relevant local, state and federal legislation and regulations.
  • Ability to travel to the properties on a daily/weekly basis.
  • Excellent communication skills verbal and written.

Preferred Qualifications and Requirements:

  • Knowledge of property management software such as Yardi, Nexus, or other property management software is preferred.

 

Travel Requirements:

  • Regular travel to properties and locations within the assigned portfolio is required to effectively perform the responsibilities of the role.

  

Other Duties: 

  • Perform other duties as assigned.

Salary : $126,800 - $146,200
