The Warranty Representative III is responsible for planning, organizing and directing the warranty of assigned homes with little to no supervision from the Warranty Manager.  In addition, Warranty Representative III will cover for Warranty Manager if he/she is unavailable.   This includes the daily coordination of all on-site activities of the warranty schedule, supervising all field personnel and to successfully complete warranty work on schedule and within budget. The Warranty Representative III is the customer’s primary point of contact and responsible for delivering on the company Mission to the customer during the warranty process.

Expectations and Essential Duties

• Train/Mentor Warranty Representative I
• Perform 30-day and 11-month orientations with customers.
• Attend New Home Orientation with Construction Manager to describe warranty process.
• Coordinate and oversee all warranty activities to achieve 100% completion on schedule, within budget and in conformance to plans, specifications and standards
• Effectively and accurately communicate relevant information to the customer 
• Able to resolve complex issues on own with occasional interaction with the Warranty Manager when issue may impact delivery of the Mission.  
• Managing all customer post-closing meetings as outlined in the HBWB Process Manual
• Enforce company safety policy with trade partners 
• Commands respect of customers and vendors through consistent delivery of commitments and expectations
• Exhibits tact, consideration, and patience in difficult situations
• Interacts and communicates clearly with coworkers, clients and vendors in a courteous, friendly manner
• Approaches sudden, unexpected challenges effectively with confidence
• Direct all trades to achieve completion of scheduled tasks on time and in conformance with plans, specifications and scopes of work

Job Qualifications

• Valid Driver’s License.
• Working knowledge and experience with production homebuilding warranty
• High School diploma or equivalent required.
