What are the responsibilities and job description for the Development Consultant position at Home Milieu LLC?
Overview
Home Milieu LLC is building a high-performance development team focused on originating, structuring, and closing complex real estate and public-private partnership opportunities. This is not a traditional role. It is a deal-driven position designed for individuals who want direct exposure to live transactions, institutional stakeholders, and meaningful economic upside.
We are currently advancing multiple development opportunities, including active discussions tied to municipal and county-level initiatives. This role is focused on helping bring those opportunities across the finish line while building a scalable pipeline for future projects.
Role
As a Development Consultant, you will operate at the front end of the firm’s growth engine. You will play a direct role in sourcing opportunities, aligning stakeholders, and driving deals toward execution.
Core responsibilities include:
• Identifying and advancing high-value development opportunities
• Supporting deal structuring, positioning, and feasibility narratives
• Leading outreach to public officials, landowners, investors, and strategic partners
• Assisting in proposal development and competitive positioning
• Supporting negotiations and transaction execution
• Helping build and refine the firm’s development and origination strategy
This role is built for individuals who can create momentum, navigate complexity, and move deals forward without waiting for perfect conditions.
Compensation Structure
This position is structured around performance-based participation, not a fixed salary.
Participants earn Development Participation Units (DPUs) tied directly to:
• Origination of qualified opportunities
• Advancement of deals through key milestones
• Contribution to successful closings
• Overall value creation across development projects
DPUs represent a share in the economics of the projects you help bring to life. The closer you are to the outcome, the greater your participation.
Top performers may also be eligible for:
• Increased participation across future developments
• Leadership roles within the development function
• Entry into the firm’s long-term partner track
What Makes This Different
• Direct involvement in real, high-impact development deals
• Exposure to public sector leadership, institutional capital, and private partners
• Clear alignment between performance and financial upside
• Lean, high-performance team with meaningful responsibility
• Opportunity to build equity-like participation through executed deals
Who You Are
We are looking for individuals who are:
• Highly motivated and execution-oriented
• Comfortable with outreach, negotiation, and relationship building
• Interested in real estate development, public-private partnerships, or deal-making
• Strong communicators who can engage credibly with diverse stakeholders
• Able to take ownership and operate independently in an unstructured environment
Backgrounds in real estate, finance, business, economics, or entrepreneurship are all relevant, but the ability to execute matters more than credentials.
Important Notes
• This is a contract-based, performance-driven role
• There is no guaranteed base compensation
• Earnings are tied directly to deal outcomes and contribution
• Work will involve interaction with public and institutional stakeholders and requires a high level of professionalism

If you are looking for a high-upside opportunity where you can directly influence deals, build meaningful relationships, and participate in real project economics, we encourage you to apply.
