Company Overview
We are a commercial real estate development firm focused on the planning, coordination, and
execution of complex development projects. In addition to managing our own portfolio, we frequently serve as an Owner’s Representative for third-party clients, providing strategic oversight throughout the entire project lifecycle—from site selection and due diligence through construction and project delivery.
Position Summary
We are seeking an experienced Project Manager to lead commercial development projects from pre-development through construction completion. The ideal candidate will possess a strong combination of technical expertise, project management skills, and commercial construction experience.
This position requires a proactive, detail-oriented professional who can effectively manage multiple stakeholders, consultants, contractors, and project priorities while maintaining a focus on budget, schedule, and quality objectives.
A background in civil engineering, construction management, or a related field is preferred, along with experience working for a general contractor and a thorough understanding of site development and construction processes.
Key Responsibilities
• Manage commercial development projects from pre-development through construction and
closeout
• Act as Owner’s Representative for third-party clients, ensuring alignment on scope, schedule,
and budget
• Develop and manage RFPs for general contractors, architects, engineers, and specialty
consultants
• Lead procurement and bid evaluation processes, including leveling proposals and contract negotiations
• Coordinate and oversee sitework contractors directly
• Collaborate with civil engineers, architects, and consultants to advance design and permitting
• Monitor project budgets, schedules, and risk throughout all phases
• Conduct regular site visits to ensure quality, safety, and progress
• Serve as the primary point of contact for internal teams, clients, and external partners
• Identify and resolve project challenges proactively
• Support tenant improvement fit-out projects
• Prepare and present project status reports, budgets, schedules and recommendations to
leadership and clients
Qualifications
• Bachelor’s degree in Civil Engineering, Construction Management, or related field
• Minimum of 10 years of experience in commercial construction and/or real estate development
• Prior experience working for a general contractor strongly preferred
• Strong understanding of site development and civil infrastructure (grading, utilities,
stormwater, etc.)
• Proven success managing budgets, schedules, and contracts
• Strong communication, negotiation, and organizational skills
• Proficiency in industry-standard project management and construction software
Technical Skills
• Proficient in Microsoft Office Suite (Excel, Word, Outlook)
• Experience with Microsoft Project for scheduling and project tracking
• Working knowledge of Bluebeam for plan review, markups, and document management
• Familiarity with Procore or similar construction management platforms
Preferred Experience
• Experience acting as an Owner’s Representative or Project Manager for a general contractor
• Background managing office, industrial, healthcare, retail or mixed-use developments
• Familiarity with local zoning, permitting, entitlement and approval processes
• Professional Engineer (PE) license and/or Project Management Professional PMP certification is a plus, but not required
