Principal Duties & Responsibilities
- Maintains constant and timely communication with status updates to campus administrative staff.
- Assumes responsibility for the general maintenance of all facility systems including air handling, preventive maintenance, water systems, general plumbing, cleaning, basic electric, etc.
- Supervises the day-to-day maintenance activities and personnel. Duties include assigning and reviewing work orders, providing guidance and training to increase knowledge, evaluating employee performance and handling employee relations issues.
- Orders department supplies and works with maintenance/purchasing specialists to maintain shop inventory.
- Maintains the budget within company guidelines.
- Takes calls for maintenance emergencies after hours, as needed.
- Inspects buildings, grounds, and systems to identify repair needs and maintenance priorities.
- Coordinates and oversees communication with outside vendors and contractors for specialized repairs and service agreements.
- Attends staff meetings and in-service programs as required.
- Performs job duties in accordance with the mission and values of Trillium Living.
- Understands resident/client/patient/participant rights and incorporates them into daily practices.
- Strong technical abilities in electrical, plumbing, HVAC, and general carpentry.
- Demonstrated leadership ability, including guiding, training, prioritizing, and reviewing the work of assigned staff.
- Computer skills necessary to utilize Microsoft Office, Smartsheets, and Worxhub.
- Ability to provide culturally inclusive care with a wide range of individuals in a diverse community setting.
- Ability to read, speak, write and understand the English language clearly.
- Ability to handle pressures related to performing repairs in a timely manner.
- Interpersonal skills necessary to effectively communicate with all levels of staff are required.
- Written skills necessary to maintain required documentation.
- Knowledge normally acquired through a high school diploma or equivalent.
- One to two years of general maintenance experience is required.
- Proof of a valid Michigan driver’s license and liability insurance is required.
- The incumbent is also required to have a reliable means of transportation.
- Monday - Friday; Day shift
- May include some nights and weekend to respond to occasional building emergencies
