Title: On-Site Maintenance Technician - Full Time

The On-Site Maintenance Technician is responsible for the daily maintenance, repair and upkeep of a multi-building residential community. This is a hands-on position requiring strong technical skills, proactive problem-solving and the ability to respond to time-sensitive building issues.

The Technician works closely with Management and vendors to ensure building systems operate safely, efficiently and in accordance with established standards and communicatesthe how, why and when to members of the community.

Essential Duties and Responsibilities

 Perform routine, preventive and corrective maintenance throughout the community

o Track recurring issues and make sure all systems run safely and efficiently

 Respond to maintenance requests and building emergencies, including water leaks, electrical issues and access system failures

 Inspect and monitor building systems such as plumbing, electrical, intercoms, gates, elevators and boilers

 Complete regular inspections of common areas, mechanical spaces and exterior areas

 Perform basic repairs including plumbing fixtures, lighting, hardware, doors, locks, drywall patching and painting

 Maintain rooftop and deck drains, clear debris and monitor drainage systems

 Coordinate and work alongside vendors and contractors as needed

 Monitor contractor work for quality and report issues to Management

 Maintain accurate records of work performed and materials used

 Assist with trash, recycling and sanitation-related issues when needed

 Communicate professionally with residents and Management regarding maintenance matters

 Follow all safety procedures and report hazardous conditions immediately

 Professional and honest rapport with management/supervisor

 Know and love our property and see when anything is out of place, immediately seek to find a solution, escalate it if they cannot, and report the discovery and action to supervisor(s)

 Willingness to learn new skills and the ability to troubleshoot new or unfamiliar issues as they arise

 Ideal candidate takes pride in work, consistently striving for high quality results

Qualifications

 Minimum 3–5 years of residential or commercial maintenance experience

 Strong working knowledge of plumbing, electrical, HVAC, access control and general building systems

 Ability to troubleshoot and diagnose maintenance issues independently

 Comfortable using smartphones, email and basic work order systems

 Excellent customer service

 Communication skills, both written and verbal

 Ability to prioritize tasks and work independently

 Valid California driver’s license and reliable transportation

Physical Requirements

 Ability to lift up to 50 pounds

 Ability to stand, walk, bend, kneel and climb stairs for extended periods

 Ability to work indoors and outdoors in varying weather conditions

Preferred (Not Required)

 Trade certifications or technical training

 Experience in multi-family, HOA or cooperative communities

40 hours per week

Pay: $33.00 - $36.00 per hour

Work Location: In person
