POSITION SUMMARY:The groundskeeper is responsible for the meticulous upkeep of landscaping, outdoor facilities, and common areas, the groundskeeper ensures that our properties are not only visually appealing but also well-maintained environments where residents can thrive. With an eye for detail, a passion for outdoor maintenance, and a dedication to excellence, our groundskeepers are essential contributors to the quality of life enjoyed by our residents.ESSENTIAL DUTIES AND RESPONSIBILITIESGeneralPhysically walk the property on a frequent basis and remove litter, debris, and pet droppings from the groundsIt is especially critical that the following areas remain neat and free of litter at all times:Pool area/Recreational areasLaundry roomMail rooms (if applicable)Dumpster areasGrounds adjacent to the road, in front of the officeWalkways to and from, and in-between buildingsParking lots and drivesPerform "trash-out" duties at vacated apartments on a daily basisRemove all abandoned furniture, trash, boxesTransfer to dumpster or storage area, whichever is applicableTransfer trash and other items left outside of dumpster into dumpsterPick-up and sweep areaKeep dumpster doors closed on windy daysDetail property on a regular basisClean and rake shrub areas; shovel mud when necessaryUse blower to keep sidewalks and walking areas clean of loose grass and brushRepair and replace windows, screens, sliding glass doors, etc.Perform routine maintenance on property as requested by Property Manager and/or Maintenance SupervisorAssist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.Assist with "make-ready" duties when requested by the Property Manager and/or Maintenance SupervisorHelp clean and maintain storage areasPerform interior and exterior painting duties when requested; carry buckets of paint from storage area to work siteComplete minor and routine service requests when requested by Property Manager and/or Maintenance Supervisor; follow procedures when service requests are performed.Change locks, make keys when directedDistribute resident communications to residents, e.g., upcoming events, pest control notices, and newslettersPerform work area clean-up and safety related dutiesSafely operate pressure washer to maintain curb appealAssist in keeping grounds neat and free of litter; rake, sweep, shovel as circumstances warrantPerform any additional duties assigned by Property Manager and/or Maintenance SupervisorPreventative Maintenance / SafetyCheck and replace exterior lighting on a regular basisIf certified for pool maintenance, clean and maintain pool as directedMaintain awareness of proper safety precautions at all timesConstantly observes condition of apartment property throughout the property and immediately report and/or initiate action to correct unsafe conditionsNeeds to be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanoutsEnsure that storage areas remain locked when not in useQUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
