Opportunity: Director of Acquisitions & Development

The Director of Acquisitions will play a key role in HHM Hotels’ continued growth strategy, with responsibility for sourcing, evaluating, structuring, and executing hotel real estate transactions. This role will be based on-site in our Philadelphia corporate office and report directly to the Senior Vice President of Acquisitions.
As part of a highly experienced acquisitions team, the Director will work alongside industry leaders who have successfully executed billions of dollars in hotel transactions and built a track record of long-term value creation. The ideal candidate will bring strong financial acumen, transaction execution experience, and a passion for hospitality real estate investment.
Your Growth Path
Senior Director of Acquisitions & Development - Vice President of Acquisitions & Development
Your Focus
- Lead the underwriting, due diligence, and execution of hotel acquisition and development opportunities across North America.
- Conduct comprehensive market, portfolio, and feasibility analyses to support investment decisions in both established and emerging markets.
- Build, refine, and maintain dynamic financial models for existing assets and prospective transactions.
- Negotiate term sheets, contracts, and other business agreements for management and investment opportunities.
- Source and evaluate off-market investment opportunities through broker relationships, industry contacts, and direct outreach.
- Structure complex real estate transactions, including joint ventures, mezzanine financing, incentive management agreements, and promote structures.
- Analyze operating data and industry trends to prepare presentations for monthly acquisitions meetings, and quarterly materials for the HHM Investment Committee and Board of Directors.
- Collaborate with cross-functional leaders in Operations, Legal, Accounting, and Asset Management to ensure smooth transitions for newly acquired hotels and alignment with institutional partners.
- Provide guidance and mentorship to acquisitions team’s analysts and interns, including oversight of research, analysis, and presentation work.
- Perform other duties as assigned in support of HHM’s growth strategy.
Your Background and Skills
- Bachelor’s degree required, preferably in Finance, Real Estate, Business or Hospitality; MBA is a plus, but not required
- Minimum 5 years of experience in real estate or hotel acquisitions and development; Investment Banking or Private Equity experience preferred
- Deep market knowledge and experience conducting and presenting feasibility studies
- Experience negotiating real estate transactions, including operating terms, capital structures, promoted interests, and joint venture documents
- Exceptionally strong Excel-based financial modeling skills as well as proficiency in MS Word and PowerPoint
- Strong analytical, problem solving, and decision making skills
- Demonstrated track record with external client relationships
- Excellent presentation as well as verbal and written communication skills
- A self-starting approach and long term focus on developing a career in real estate investing within a fast growing and entrepreneurial company
Work Environment and Context
- Required to sit for extended periods, lift up to 10 pounds, bend, reach, use hands and fingers to operate keyboard
- Extended work hours may be required as needed and determined by deal flow
- Occasional travel to managed properties and potential investment properties
