What are the responsibilities and job description for the Site Selection Manager position at Heybike?
Key Responsibilities:
1.Develop a global retail site-selection strategy and store-opening roadmap aligned with the company’s growth plans in the U.S. markets.
2.Build a comprehensive overseas site-selection model from 0 to 1, including market and city prioritization, trade-area analysis, foot-traffic assessment, sales forecasting, and break-even modeling.
3.Lead the end-to-end site-selection process for the company’s first flagship stores and shop-in-shop locations across the U.S..
4.Conduct market research and on-site evaluations to assess customer demographics, competitive landscape, accessibility, visibility, traffic patterns, and overall commercial potential.
5.Identify and secure high-potential retail locations through direct sourcing, broker relationships, and local market networks.
6.Lead lease negotiations with real estate developers, shopping centers, landlords, and major retail partners.
7.Evaluate key lease terms, including rent structure, lease duration, tenant improvement allowances, exclusivity provisions, renewal options, and exit conditions.
8.Partner closely with internal teams—including Retail Operations, Finance, Legal, Marketing, and Construction—to ensure each location is financially viable and operationally ready.
9.Develop standardized site-selection processes, evaluation tools, playbooks, and training materials to support future market expansion.
Qualifications:
1.5 to 10 years of experience in retail real estate, commercial site selection, store development, or a closely related field.
2.Proven experience building a site-selection framework or market-entry model from the ground up.
3.Demonstrated success in selecting, negotiating, and launching at least 10 retail locations.
4.Strong knowledge of retail real estate markets, commercial lease structures, trade-area analysis, and store-level financial modeling.
5.Established relationships with commercial real estate brokers, developers, shopping centers, landlords, or major retailers in the U.S. and/or Europe.
6.Strong analytical skills with the ability to turn market, traffic, demographic, and financial data into clear investment recommendations.
7.Excellent negotiation, stakeholder-management, and cross-functional communication skills.
8.Ability to develop repeatable methodologies, training tools, and standardized site-selection processes.
9.Comfortable working in a fast-paced, entrepreneurial, and internationally collaborative environment.
10.Willingness to travel frequently across assigned markets.
