$140k – $160k Base Bonus | Project Manager | Ground-Up Luxury Residential | Northern NJ / Hudson Waterfront

• Owner-side Project Manager role on a ground-up luxury rental development within a well-capitalized owner/developer platform

We see this suiting a strong Project Manager coming from either a GC or owner’s rep background who has experience delivering ground-up residential or mixed-use projects and wants to step into an ownership-side role. This is a hands-on project delivery role with real accountability.

The project is a high-end luxury residential development forming part of a wider waterfront pipeline. The business operates as an owner/developer, so you’re working close to decision-making, capital, and long-term asset strategy, not just execution.

Day-to-day, the role supports pre-construction planning, budgeting, and procurement, while overseeing the GC and consultant teams through construction. You’ll be managing programme, cost, and quality, coordinating across stakeholders, and ensuring delivery aligns with ownership expectations. There is direct exposure to senior leadership, with the opportunity to take on increasing responsibility as the project progresses.
