What are the responsibilities and job description for the Construction Estimator position at Hernandez Building Corporation?
Hernandez Building Corporation is a certified Minority Business Enterprise (MBE) general contractor headquartered in Akron, Ohio. Since 2005, we've specialized in occupied renovations of affordable, senior, market-rate, and student housing — completing 150 projects valued at more than $300M and spanning 20,000 units across 20 states. We build with discipline, deliver in occupied environments without disrupting residents, and hold ourselves to a high standard of compliance and craftsmanship.
We're growing, and we're looking for an Estimator who can help us bid the right work and win it with accurate, competitive numbers.
The Role
As an Estimator, you'll own the cost side of pursuing new work — from reviewing bid documents through producing complete, defensible estimates and proposals. You'll be especially valuable to us if you can speak fluently across plumbing, mechanical, and engineering scopes, since MEP coordination is at the heart of the renovation work we do. You'll work closely with project managers, the preconstruction team, and our subcontractor and supplier base, and you'll lean on Procore to keep takeoffs, bids, and documentation organized and traceable.
What You'll Do
- Review plans, specifications, and bid documents to develop a complete understanding of project scope, with particular attention to plumbing, mechanical, and engineering systems
- Perform accurate quantity takeoffs across trades, including MEP scopes
- Solicit, level, and analyze subcontractor and supplier quotes to confirm coverage and identify gaps, exclusions, and value-engineering opportunities
- Prepare detailed, well-organized cost estimates and proposals for affordable, senior, market-rate, and student housing renovation projects
- Build and maintain estimates, bid documentation, and project records in Procore
- Coordinate with project managers and preconstruction staff to align estimates with means, methods, schedule, and the realities of working in occupied buildings
- Develop and maintain relationships with subcontractors, vendors, and suppliers
- Track unit costs and historical data to sharpen the accuracy of future bids
What We're Looking For
- Estimating experience with a general contractor, MEP contractor, or related construction firm
- Procore experience — comfortable building and managing estimates, bids, and documentation in the platform
- Background in plumbing, mechanical, and/or engineering — the ability to read MEP drawings and understand how these systems come together in a renovation
- Strong takeoff and quantity-survey skills, with command of estimating and bid-leveling fundamentals
- Sharp attention to detail and the ability to manage multiple bids against deadlines
- Solid communication skills for working with subs, suppliers, and internal teams
- Proficiency with estimating software and Microsoft Excel
Nice to Have
- Experience estimating multifamily, senior, or affordable housing renovations
- Familiarity with occupied-renovation logistics and phasing
- Engineering, construction management, or related degree
- Familiarity with takeoff tools (Bluebeam)
