Schedule: Monday–Friday, with rotating on-call for evenings/weekends/holidays as needed

Henderson’s Real Estate Management LLC is a growing property management company overseeing 100 units across multifamily, single-family, and commercial properties in southwest Ohio. We handle everything from day-to-day maintenance and turns to larger renovation projects, with a strong focus on responsiveness, quality work, and clear communication with residents and owners.We’re looking for a reliable Maintenance Technician who takes pride in doing the job right the first time and can balance speed with quality and safety.Key Responsibilities
- Respond to maintenance requests from residents and owners, including:
- Plumbing issues (leaks, clogs, fixture repairs/replacements)
- Electrical issues (outlets, switches, lighting, breakers – within legal scope)
- HVAC troubleshooting and basic repairs (filters, thermostats, minor diagnostics)
- Appliance diagnostics and replacement
- Carpentry and general repairs (doors, trim, drywall patches, flooring, hardware)
- Perform unit turns, including:
- Painting, minor drywall repair, caulking
- Basic flooring repairs/installation (as needed)
- Fixture and hardware updates
- Final punch list items to prepare units for new residents
- Assist with preventive and seasonal maintenance:
- Filter changes, smoke/CO detector checks, weatherization, basic roof/gutter checks (as assigned)
- Exterior property upkeep and minor grounds work
- Support renovation and capital improvement projects as needed
- Accurately document work performed, time spent, and materials used in our property management software (Buildium)
- Communicate professionally with residents, vendors, and internal staff
- Participate in an on-call rotation for emergency maintenance (e.g., active leaks, no heat in winter, electrical hazards)
Minimum Qualifications
- 3–5 years of hands-on maintenance experience in residential, multifamily, or light commercial properties preferred
- Strong skills in at least two of the following:
- Plumbing
- Electrical (within residential/light commercial scope)
- HVAC (troubleshooting/basic repairs)
- Carpentry/general construction
- Appliance repair/replacement
- Valid driver’s license and acceptable driving record
- Ability to use a smartphone/tablet for work orders, photos, and documentation
- Comfortable working independently, managing your own workload, and prioritizing emergency vs. routine requests
- Must be able to pass background, credit, and eviction checks consistent with company standards
Physical Requirements
- Ability to lift 50 lbs occasionally
- Ability to climb ladders, work in tight spaces, and perform tasks indoors and outdoors in various weather conditions
- Frequent standing, walking, bending, and use of hand tools and power tools
Preferred Qualifications
- Experience working with property management companies or in multifamily environments
- Familiarity with Buildium or similar property management software
- HVAC certification, electrical or plumbing licenses, or other relevant trade certifications a plus
- Experience coordinating with outside vendors and inspecting vendor work

- $18/hour; $20/hour with current HVAC/EPA Certification

Work Schedule
- Standard: Monday, Tuesday, Thursday, Friday (9-5) Some Wednesday and Weekends as needed
