About Us:
Cambridge Senior Living is preparing to open a beautiful new assisted living community in Waterloo, Iowa. As construction progresses toward completion, we are seeking an experienced and hands-on Maintenance Manager to support the final stages of the project and transition into overseeing all building maintenance operations once the community opens.Position OverviewThis is a unique opportunity to join the team before opening and play a key role in preparing the building for residents and staff. Working closely with the Project Director and construction team, this individual will assist with project completion activities, coordinate punch list items, monitor site readiness, and ultimately assume responsibility for ongoing maintenance operations.
Construction Close-Out Responsibilities:
- Assist the Project Director with final construction activities and project close-out.
- Coordinate punch list completion with subcontractors and vendors.
- Monitor building readiness, ensuring spaces remain clean, organized, and move-in ready.
- Assist with tracking outstanding items, deliveries, warranties, manuals, and documentation.
- Participate in inspections and address deficiencies as needed.
- Support efforts to ensure compliance with safety requirements and applicable building codes.
Maintenance Manager Responsibilities:
- Oversee all aspects of building maintenance upon community opening.
- Develop and implement preventive maintenance programs.
- Coordinate repairs, service schedules, and vendor relationships.
- Monitor and maintain HVAC, plumbing, electrical, fire safety, and other building systems.
- Respond promptly to maintenance requests and operational needs.
- Ensure the building and grounds remain safe, attractive, and well maintained.
- Serve as the primary contact for ongoing facility improvements and maintenance initiatives.
Qualifications:
- Minimum of 3 years of experience in commercial building maintenance, healthcare, senior living, hotel, or apartment facilities management
- Demonstrated ability to independently perform general maintenance, repairs, and preventive maintenance activities
- Experience managing outside contractors and service vendors
- Working knowledge of HVAC, plumbing, electrical, fire safety, and life safety systems
- Ability to respond to after-hours emergencies and participate in an on-call rotation as needed
- Must comply with all Iowa licensing requirements for any work requiring state licensure; specialized work shall be performed by appropriately licensed contractors
