Position Summary
Haynes Development is seeking a skilled, self-motivated Maintenance Technician to support the day-to-day upkeep and repair of a mixed-use property comprising 225 apartment homes and roughly 30,000 square feet of commercial, office, and medical tenant space on a 30-acre campus. This role is central to resident and tenant satisfaction, requiring hands-on ability to diagnose and resolve issues across HVAC, basic electrical, plumbing, carpentry, and painting/finish work. We are looking for a technician who takes pride in quality workmanship, responds well under pressure, and represents Haynes professionally in every interaction with residents and tenants. You must demonstrate genuine care for the people who live and work in our buildings and treating every call like to matters because to that resident or tenant, it does. We are looking for individuals that take pride in a job done right rather than just a job done fast.
Key Responsibilities
Troubleshooting & Repair
- Diagnose and repair HVAC system issues (residential split systems, PTAC/PTHP units, and light commercial equipment) including filter changes, refrigerant-level checks, thermostat calibration, and component replacement.
- Troubleshoot basic electrical issues such as outlets, switches, breakers, lighting fixtures, and fan/appliance wiring; know when an issue requires a licensed electrician and escalate appropriately.
- Perform plumbing repairs including leaks, clogs, fixture replacement, and water heater troubleshooting.
- Complete carpentry repairs (doors, trim, cabinetry, drywall patching) and painting/touch-up work to a professional finish standard.
Unit Turns & Preventive Maintenance
- Prepare vacant units for move-in on schedule, including punch-list repairs, painting, and cleanliness checks.
- Perform scheduled preventive maintenance on building systems (HVAC, life-safety equipment, common-area systems) per manufacturer and company schedules.
- Maintain grounds-adjacent building components (exterior doors, lighting, gutters) and coordinate with grounds/landscaping vendors as needed.
Service Requests & Documentation
- Respond promptly to resident and tenant work orders through the property management system, documenting diagnosis, work performed, and parts used.
- Participate in an on-call rotation for after-hours emergency maintenance (e.g., heat loss, water leaks, life-safety alarms).
- Maintain accurate inventory of tools, parts, and supplies; flag reorder needs to the Foreman.
Commercial / Medical Tenant Support
- Support maintenance needs specific to commercial, office, and medical tenant spaces, understanding that these spaces may carry different code, cleanliness, and response-time expectations than residential units.
- Communicate professionally with tenant staff and coordinate access/scheduling to minimize business disruption.
Qualifications
Required
- 2 years of hands-on property maintenance, facilities, or trades experience.
- Demonstrated troubleshooting ability across HVAC, basic electrical, and carpentry/painting — this is a working technician role, not entry-level.
- Ability to safely use hand and power tools, ladders, and basic diagnostic equipment.
- Valid driver's license and reliable transportation between properties.
- Ability to lift 50 lbs., climb ladders, and work in varied indoor/outdoor conditions.
- Strong communication skills and a professional customer-service orientation with residents and tenants.
- Willingness to participate in an on-call emergency rotation.
Preferred
- EPA Section 608 Certification (HVAC refrigerant handling).
- Familiarity with AppFolio
- Prior experience maintaining mixed-use or commercial/medical tenant spaces in addition to residential units.
- Experience with a property management work-order platform (e.g., AppFolio, Yardi, RealPage).
