What are the responsibilities and job description for the Resident Manager position at Hawaiian Properties, Ltd?
An elite residential building in Honolulu has an upcoming opening for a Resident Manager to oversee the day-to-day operations of the property. This building is maintained to the highest standards and a high level of professionalism is expected from a Resident Manager. A successful candidate is organized, punctual, professional, possesses superb communication and project management skills, and approaches every challenge with a solution-oriented mindset.

This is a hands-on, working position involving both time in the office doing follow-up, paperwork, reports, etc., and time around the property devoted to hands-on tasks. Job responsibilities include, but are not limited to:
- Acting as the primary point of contact for residents, addressing inquiries, complaints, and requests promptly and professionally
- Inspecting the building and common areas daily, including a full walk-through to ensure cleanliness, order, and proper maintenance
- Communicating issues and making recommendations to the Board of Directors, and soliciting proposals from vendors
- Supervising staff including training, scheduling, payroll, written evaluation, discipline, termination, etc.
- Maintaining the pool area, including cleaning/drying lanai furniture, cleaning the pool & patio area, applying pool chemicals as needed, and keeping a daily pool log
- Performing minor repairs to and cleaning of the common areas, office, and RM unit on an as-needed basis, including but not limited to paint touch-up of walls/railings, sprinkler maintenance, lightbulb replacement, removing trash, cleaning windows, etc.
- Preparing reports on a monthly basis or more often as directed, keeping regular logs, preparation of periodic newsletters to owners and residents, and incident reports as needed
- Attending regular meetings of the Board of Directors, the Annual Meeting, and other meetings and events as directed
- Politely and uniformly enforcing the House Rules to protect the quiet enjoyment of the property by all residents
- Investigating water leaks as needed, and working with vendors to conduct water shutdowns
- Maintaining a calendar to track regular maintenance and services, following up with vendors to ensure contractual obligations are met, and supervising contractors working in the common areas to ensure safe working conditions and satisfactory completion of work
- Processing invoices in a timely manner and following established approval procedures
- Remaining on call 24/7 to handle any emergency situation that may arise
- Completing other reasonable requests as directed by the Board or the Managing Agent
Preferred qualifications & key skills:
- College degree
- Accredited Resident Manager (ARM) credential
- Ability to manage finances and work within a set budget
- Knowledge of construction projects and property management
- Managerial and supervisory experience
- Strong computer proficiency
- Problem-solving ability
- Superb verbal and written communication skills
- Professionalism and integrity
- Valid driver’s license
