Boutique Real Estate Brokerage is seeking a highly motivated and organized individual with experience in residential property management to join our team. Compensation for this role is commission based, centered primarily around residential property management functions, with an option to conduct sales transactions. This position is being offered with a significant starter portfolio of properties (31 Doors), already on-boarded and generating income, primarily metro to Ewa and Central Oahu. Seeking growth oriented property managers that are interested in a long term position based on Oahu.
The functions of this position will include, but are not limited to:
- Maintenance coordination and oversight
- Handling tenant turnover/vacancy marketing/showing property
- Move in/out and routine inspections
- Client/Owner/Tenant relations
- Drafting contracts/agreements/docusign
- Month end account review
- Participation in weekly/company meetings
- Managing tenant disputes/de-escalation
- Onboarding/offboarding Clients
Requirements:
- Minimum 3 years of property management experience required
- Candidate must have a dedicated and quiet work space
- Candidate must be computer fluent and have access to high speed internet from their home office
- Candidate must have a vehicle, valid driver's license, and auto insurance
- Candidate must be able to demonstrate professional writing & communication skills
- Candidate should be available to answer the phone/emails during normal business hours (9-5, M-F).
- Must have a Real Estate License that is active, in good standing, and current on CE
- Experience with AppFolio/Buildium/Docusign/MLS/Wordpress is preferred
- Candidate should have a basic understanding of the principles of accounting
- Ability to demonstrate resourcefulness and problem solving skills
- Candidate should demonstrate a good working knowledge of the Hawaii Landlord Tenant Code
- Candidate will be required to obtain membership with HBR, HAR, NAR, & NARPM
- Home office requirements include but are not limited to a computer with 2 monitors, scanner, printer, speaker, microphone, web-camera, shredder, etc
Support provided included but not limited to:
- Direct access to Principal Broker and Broker In Charge for training, consultation, and guidance
- Access to administrative support staff 7 days per week
- Access to company software subscriptions (Appfolio, Docusign, Tenant Turner, Google Office, CRM, Ring Central (VoIP), Wordpress, etc)
- Access to accounting department for support as needed
- Access to photography, virtual tours, videography, etc for listings
- Routine training by way of weekly meetings
Compensation: This is a commission based position with splits as follows:
- 60% of Property Management commissions generated
- Starter portfolio is currently grossing approximately $117k per year in management fees with 31 doors
- Candidate will be expected to continue growth of current portfolio utilizing company generated leads, and their own ability to network with their sphere of influence
- 50% of Sales commissions generated
