PROPERTY MAINTENANCE TECHNICIAN
Position Type: Part-Time

We are looking for a reliable, skilled, and self-motivated Property Maintenance Technician to join our team. This position is responsible for maintaining residential properties, completing repairs, responding to maintenance requests, and helping ensure our properties are safe, clean, and well-maintained.
The ideal candidate is someone who takes pride in their work, can work independently, communicates well with tenants and management, and has experience with general property maintenance and repairs.
RESPONSIBILITIES
- Perform routine property inspections and identify maintenance and repair needs.
- Complete general repairs involving plumbing, electrical, HVAC, carpentry, drywall, painting, and fixtures.
- Repair common household issues such as leaky faucets, clogged drains, light fixtures, doors, locks, and minor electrical or plumbing problems.
- Troubleshoot and perform minor repairs on appliances, including refrigerators, stoves, dishwashers, and washers/dryers.
- Complete drywall repairs, patching, painting, caulking, and other general repairs as needed.
- Perform basic landscaping and exterior maintenance, including mowing, trimming, removing weeds, and hauling debris.
- Respond promptly to tenant maintenance requests and communicate professionally with tenants and management.
- Document completed work, materials used, and time spent on each job.
- Coordinate with outside contractors and vendors when specialized repairs are required.
- Inspect and maintain common areas, hallways, stairways, and exterior areas.
- Monitor HVAC and other building systems and report issues when professional service is needed.
- Maintain an organized inventory of tools and maintenance supplies and notify management when supplies need to be restocked.
- Follow all applicable safety procedures while performing maintenance work.
- Assist with property turnovers and preparing rental units for new residents when needed.
QUALIFICATIONS
- High school diploma or equivalent preferred.
- Previous maintenance, construction, remodeling, or handyman experience required.
- Basic knowledge of plumbing, electrical, HVAC, drywall, painting, and general repairs.
- Ability to safely use hand and power tools.
- Valid driver's license and reliable personal vehiclerequired.
- Must have basic hand tools suitable for general maintenance work.
- Strong troubleshooting and problem-solving skills.
- Ability to work independently with minimal supervision.
- Good communication and customer-service skills.
- Strong organization and time-management skills.
- Ability to prioritize multiple maintenance requests.
- Ability to perform physical labor, including bending, climbing, kneeling, lifting, and moving materials.
- Dependable, punctual, and professional.
