SUMMARY: The Director of Facilities is responsible for the leadership, management, and oversight of the district's facilities and building operations, including maintenance, custodial services, grounds, capital projects, and related support functions. The Director serves as a core member of the district leadership team, advising the Superintendent on facilities strategy, safety, compliance, and long-range facility planning, and ensures that district buildings and grounds support a safe, clean, and efficient learning environment for all students and staff. 


Essential Duties and Responsibilities

  • Serves as a core member of the district leadership team, providing operational expertise on strategic planning, budgeting, and districtwide decision-making, and advising the Superintendent and Board on facilities and buildings matters.
  • Directs the district's maintenance operations, including preventive and corrective maintenance, HVAC and building systems, grounds, and work-order management, ensuring that buildings and equipment are maintained in safe, functional, and code-compliant condition.
  • Oversees custodial services across all buildings, including the district's blended model of in-house staff and contracted custodial providers; establishes and monitors cleaning and sanitation standards, supervises quality and accountability, including the provider's on-site supervision, and manages related service agreements and requests for proposals.
  • Leads long-range facilities and capital planning, including the district's bond program, facilities studies, and construction and renovation projects, and serves as a district representative with architects, engineers, owner's representatives, and contractors.
  • Develops, administers, and monitors facilities budgets in collaboration with the Director of Finance, including general fund operations, sinking fund, and bond expenditures, ensuring fiscal responsibility and alignment with district priorities.
  • Manages procurement of facilities goods and services in accordance with district policy and law, including competitive bidding, vendor selection, and contract administration, and ensures transparency and the appropriate disclosure of any actual or potential conflicts of interest.
  • Ensures compliance with applicable health, safety, and environmental regulations, including MIOSHA, asbestos management, integrated pest management, indoor air and drinking water quality, and hazardous materials handling.
  • Partners with the Director of Safety and Security on emergency preparedness, building security systems, and crisis response, and coordinates operational continuity during facility emergencies.
  • Recruits, supervises, evaluates, and develops facilities staff across maintenance, custodial, and grounds, fostering a culture of accountability, responsiveness, and strong customer service to students, staff, and families.
  • Supports positive labor relations with represented facilities staff, administers the relevant collective bargaining agreement provisions, and participates in negotiations and grievance resolution as assigned.
  • Establishes and monitors service standards and key performance measures, and uses data to drive continuous improvement in operational efficiency, energy management, and sustainability.
  • Maintains accurate records and prepares reports for the Superintendent and Board on facilities performance, projects, and expenditures, and performs other duties as assigned by the Superintendent.


Qualifications

  • Bachelor's degree in facilities or business management, engineering, public administration, or a related field, or an equivalent combination of education and progressively responsible experience
  • Supervisory experience in facilities, buildings, maintenance, or operations, preferably in a K-12 or public-sector setting
  • Knowledge of building systems (HVAC, mechanical, electrical, plumbing), preventive maintenance, and capital project management
  • Experience with public procurement, competitive bidding, and contract and vendor management
  • Familiarity with MIOSHA, environmental compliance, and school safety requirements
  • Budget development and financial management experience; familiarity with school sinking fund and bond programs preferred
  • Michigan School Business Officials certification, such as Facilities Director, preferred
  • Strong leadership, organizational, communication, and problem-solving skills, with a demonstrated commitment to customer service and staff development

Physical & working conditions

Work is performed across district facilities and outdoors in varying conditions. The role requires availability outside normal hours for emergencies, weather events, and evening/weekend activities, and the ability to walk sites, inspect facilities, and occasionally lift or move equipment.


Terms of Employment

Full-time, Exempt, 12-month administrative position


Compensation

Salary range: $95,000 - $120,000, commensurate with experience and qualifications. Comprehensive benefits package including health, dental, and vision insurance, retirement contributions, and professional development opportunities.
