Job Summary
This position oversees the full commercial construction process for one or more communities. The Superintendent initiates site mobilization upon permit issuance, enforces plat maintenance and safety standards, and manages field staff priorities while ensuring clear, accurate communication across the team.
The ideal candidate brings broad knowledge and hands-on experience in commercial and multi-family construction, including lot layout and staking, foundation preparation, utility installation, and multiple construction trades. A strong understanding of jurisdictional requirements and building codes is essential. Daily priorities must be evaluated and adjusted to meet production deadlines. This role requires flexibility, effective delegation through training and clear direction, and a high level of attention to detail and accuracy in all aspects of work.
Essential Duties and Responsibilities
- Establish and mobilize job sites at the start of construction, including fencing, security, site logistics, utility setup (water, electrical, gas), and implementation of erosion control BMPs.
- Maintain responsibility for jobsite safety by enforcing company safety policies with employees and suppliers and ensuring compliance with Labor and Industries requirements. This includes conducting weekly safety walks and plat walks, maintaining plat safety binders, and facilitating required safety meetings.
- Provide accurate, timely scheduling information and daily progress updates to internal teams.
- Ensure each project is built in accordance with established standards and approved plans.
- Schedule and coordinate all required inspections with governing authorities to ensure timely approvals throughout the construction process.
- Provide technical guidance and support to subcontractors, including interpretation of plans, layout clarification, and dimensional verification.
- Inspect completed trade work to confirm scopes are met, quality standards are achieved, and work is completed within allotted timeframes.
- Demonstrate strong self-motivation and the ability to plan and work independently while meeting production schedules.
- Coordinate closely with field and office staff to plan, sequence, and deliver projects on schedule.
- Identify discrepancies or issues in approved plans and collaborate with design and engineering teams to implement corrections in future builds.
- Ensure consistency and accuracy when constructing repeated plan types.
- Proactively identify opportunities for process improvements that enhance quality, efficiency, and productivity.
- Communicate openly and professionally with team members, contributing input on design, engineering considerations, and construction methods.
- Participate in reviews and discussions related to cost overruns, subcontractor or supplier issues, damaged or broken deliveries, and field purchase orders.
- Maintain overall community appearance by working with property management and office staff to ensure cleanliness, organization, and curb appeal that supports home sales.
Job RequirementsEducation
- High school diploma or equivalent combination of education and relevant experience
Experience
- Minimum of 4 years of commercial construction management experience
Special Skills and Qualifications
- First Aid and CPR certification preferred
- CESCL certification preferred
- Strong proficiency in reading and interpreting architectural and structural plan sets
- Excellent communication skills to effectively coordinate with field and office staff, delegate tasks, and establish priorities
- Professional demeanor with a willingness to lead by example
- Ability to serve as a role model for other field staff when representing the company

Compensation and Benefits
- Salary Range: $80,000 – $120,000
