General Responsibility
Reporting directly to the Owner/Operator, the Self-Storage Facility Manager is responsible for leasing storage units, selling merchandise, implementing networking and marketing programs, customer service, office administration, and achievement of budgeted financial results. The Self-Storage Facility Manager is also responsible for ensuring that the facility is properly maintained.
The Self-Storage Facility Manager shall exercise discretion within company guidelines in dealing with a wide variety of operating situations (i.e. promoting increased rental business, matching competitive rates/specials, servicing customer's need, collecting rents and fees, maintaining the facility, etc.). All duties and responsibilities related to operating and maintaining the self-storage property must be conducted in strict compliance with the Policy and Procedure manual.
Essential Job Functions
Leasing
- Provides customers with advice on how to store and pack their belongings in their storage unit.
- Provides customers with names of local moving companies and assists in finding moving service.
- Has strong knowledge of the local community and can provide customers with directions to key points of interest within the area and/or recommend local businesses for use by the customer.
- Always mentions that the customer should consider the coverage for their stored items and boxes and moving supplies.
- Answers the telephone in a professional and courteous manner, with the objective of closing the sale.
- Instructs potential customers about the self-storage process, rules, and regulations of the facility tips for storing their goods etc.
- Prepares and fully executes all documents associated with leasing a storage unit
• Maintains customer files (letters, invoices, etc.).
Maintenance
- Responsible for the maintenance of the self-storage facility.
- May assist in securing contracts for Pest Control, Snowplowing, Landscaping, etc.
- Performs general repairs - cleaning self-storage units and overall site cleaning including the dumpster area, fence line, landscaping & aisles.
- Daily "Lock Check" of all units on property.
- Physical Site Inspection of the self-storage facility.
- Reports any incidents to the Owner/Operator (damage to buildings etc.) in a timely manner.
- Responsible for understanding how to properly operate and maintain (or coordinate the maintenance of) all mechanical systems on site. These systems shall include, but are not limited to, security, fire alarm, HVAC, interior and exterior lighting and timers, door operators, etc.
Collections
- Places frequent telephone calls to all past due customers according to company past due customer procedures.
- Documents all communication (written or verbal) with past due customers in PMS notes.
- Adheres to Auction Process for all past due customers according to Company auction process procedure.
Sales and Marketing
- Conducts marketing for the self-storage facility, in accordance with the current programs (i.e. Referral, Networking etc.).
- Develops and recommends to the Owner/Operator marketing strategies and programs designed to increase the awareness of the facility's products and services, thereby increasing sales.
- Develops and maintains alliances within the local Community so as to increase Commercial Customer base.
- Develops strong knowledge of facility competition; knows the rate & specials at all times to assist in the sale presentation to potential customers.
- Prepares and submits reports as requested.
Office Administration
- Timely preparation of daily bank deposits and reports as requested.
- Maintains organization and instructions to enable a fill-in to efficiently function in the event of Manager's absence.
- Monitors inventory control and sales, documents, and corrects shortages of merchandise.
Budget
- Provides Owner/Operator with recommendations for Repairs & Maintenance items, Capital Improvements, and Contract Services for review.
- Assists Owner/Operator with budgeting current Rent revenue, by implementing street rate increases and recommending customer rent increases.
Other
- Operates the facility in accordance with the Policy and Procedure Manual.
- May be assigned additional tasks or projects outside of this job description as the position develops.
Preferred Qualifications
The applicant in this position would normally have 1-3 years of all-around successful business experience selling and delivering an ongoing service, emphasizing customer's service. High quality interpersonal relations required in customer contact.
Must have basic working knowledge of business administration procedures, financial record keeping, operation statements, and expense estimating, budgeting, computerized systems.
Must have experience working with Microsoft word, Excel spreadsheets, Email and internet-based programs, etc.
Ability to communicate effectively personally and by telephone is required, plus honesty and commitment to task accomplishment are also necessary.
