Documentation and Calculations
- Draft Maximum Income and Rent Calculation Sheets when new Income and Rent Limits are released and when Utility Allowance changes are released.
- Prepare, review, and update master forms to be used for Housing Tax Credit Initial Certifications. The Cottages of Vadnais Heights is not required to prepare Recertifications
Lease Renewals and Annual Reporting
- Confirm a signed Lease Renewal is in each file and has been entered in PORT for annual reporting purposes.
- Draft Annual Reports by February 13 of each year, based on the above information and any additional information such as:
- Housing Tax Credit Owner’s Certification of Continuing Program Compliance.
- Tax Credit Summary Report.
- Perform reconciliation of PORT Tax Credit Summary Report with YARDI.
- Reconciliation of all PORT events including rent, Section 8 rent, utility allowance, and PORT event date as compared to YARDI.
- Investigate discrepancies and work with site staff to resolve.
- Utility Allowance Information Form or Calculations.
- Demographic Reports
Housing Tax Credit Initial Certification
- Pre-approve applicants for move-in, including reviewing applications, third-party verifications, telephone clarifications, file clarifications, and other LIHTC documentation. Most files and approvals will be reviewed electronically.
- Site staff will assist applicants with passing Resident Selection Criteria (criminal, credit, and landlord references) and conduct an estimated calculation of income and assets to ensure income does not exceed LIHTC income limits.
- Site staff will meet with applicants and residents to complete the move-in packets.
- Site staff will obtain completed income, asset, and student verifications.
- Site staff will obtain Telephone Clarifications of items missing on verifications.
- Site staff will complete the Income and Asset Calculation worksheet once all verifications are obtained.
- Site staff will present the complete New Tenant Package for approval after the applicant has passed the Resident Selection Criteria (criminal, credit, landlord checks).
MINIMUM REQUIREMENTS
- High school diploma or equivalent, additional education or professional designations preferred
- Working knowledge of Microsoft Word, Excel and Outlook (email and calendaring), basic math, and use of Property Management software, Yardi preferred
- Excellent references
- Available to work periodic evenings or weekends
- Reliable transportation to travel to and between buildings and attend business meetings and trainings
