What are the responsibilities and job description for the Controller & Head of Finance position at H2 Properties?
About H2 & The Opportunity
H2 Properties is an 18-year Colorado real estate investment company founded by two brothers. We acquire unique properties at auction and through traditional channels, then renovate, rent, sell, and develop across multiple entities.
Capital moves fast here. Auction purchases, construction spending, financing, and money moving between entities require accurate, ongoing financial oversight—not just a monthly close.
We're looking for a hands-on financial leader who takes charge, builds better systems, and frees up ownership to focus on growing the company.
What You'll Own
1. Accounting & Financial Reporting
Own QuickBooks Online, multi-entity accounting, job costing, reconciliations, and financial controls. Deliver accurate monthly financials within 15 calendar days of month-end, following initial cleanup. Maintain weekly transaction visibility with no unidentified transactions older than two weeks.
2. Cash Flow, Controls & Risk Management
Maintain a rolling 13-week cash forecast and cash conversion cycle timeline, with weekly cash visibility by entity. Oversee payments, financial controls, property insurance, and entity compliance. Coordinate with insurance brokers, CPAs, and attorneys to manage risk, optimize coverage—including master-policy opportunities—and reduce costs.
3. Finance Team Leadership
Direct and evaluate our overseas bookkeeping team, establish accountability, delegate routine work, and build a finance function that runs without constant owner involvement.
4. Real Estate & Portfolio Analysis
Track property and deal profitability, budgets, partner distributions, and investment returns. Recommend hold/sell/refinance/exchange decisions and help reverse-engineer 5–10 year growth goals into financial strategies and milestones.
5. Financing & Lender Relationships
Manage loan tracking, refinancing opportunities, applications, and lender follow-through. Learn our established lender relationships alongside ownership, then lead financing execution, negotiate better terms, and identify opportunities to reduce borrowing costs.
6. Technology, AI & Process Improvement
Improve workflows across QBO, AppFolio, Buildertrend, Asana, and related systems. Implement practical AI and automation, strengthen property/entity coding, and build reliable integrations that reduce manual work and errors.
What We're Looking For
- 5 years of relevant accounting experience, with substantial hands-on real estate investment expertise. Must have deep working knowledge of multi-entity accounting, partnership/LP structures, 1031 exchanges, QuickBooks Online, job costing, and financial reporting. Candidates must be ready to lead these functions from day one.
- Proven ability to lead people, manage financing, analyze investments, and make decisions independently.
- Tech-forward problem solver with demonstrated success implementing AI, automation, or better financial systems.
CPA preferred, not required. Demonstrated real estate expertise is essential.
What Success Looks Like
First 90 Days: Books assessed, monthly close under control, cash forecasting established, bookkeeping team accountable, and priority financial risks identified. Security protocols updated and in place.
First Six Months: Reliable financials, effective cash controls, actionable portfolio and financing analysis, and measurable improvements through AI and automation—with significantly less owner involvement.
Work Environment & Perks
Central Denver office with gym, sauna, and shower; flexible time off; potential for 1–2 remote days weekly; occasional use of company vacation rentals and do team offsite vacations to unplug and connect. We also support team members' personal goals, including homeownership, when opportunities align.
The Opportunity
Help build H2's next decade of growth. Take ownership of our financial operations, give ownership the confidence and bandwidth to pursue bigger opportunities, and grow your impact as the company grows.
