Role SummaryThe Director of Property Management & Growth is responsible for leading, developing, and holding accountable our Property Managers while also driving new property management business through relationship-based recruiting and sales efforts.This role is a player-coach position. You will not manage properties directly day-to-day, but you will be accountable for manager performance, KPIs, standards, and portfolio growth.This role reports directly to the President/Owner and is a key leadership seat in the organization.
Core Responsibilities
1. Property Manager Leadership & Accountability
- Directly manage and coach all Property Managers
- Conduct regular 1-on-1s focused on KPIs, priorities, and problem solving
- Ensure consistent execution of company SOPs and standards
- Identify performance gaps and implement improvement plans
- Make recommendations on hiring, promotion, or termination of Property Managers
- Build a culture of ownership, follow-through, and professionalism
2. KPI Ownership & Operational Performance
- Own and monitor Property Manager scorecards
- Track and improve key metrics including (but not limited to):
- Occupancy / pre-leasing
- Delinquency & collections
- Turn times
- Leasing velocity
- Owner satisfaction
- Use data to coach behavior—not just report results
- Escalate issues early and proactively
3. Recruiting & Business Development
- Actively recruit new property management business
- Build and maintain a pipeline of prospective owners, HOAs, and referral partners
- Follow up consistently with leads and prospects
- Represent H.A. Edwards professionally in the community
- Work closely with ownership on pricing, proposals, and onboarding strategy
4. Hiring & Talent Development
- Assist in recruiting, interviewing, and onboarding new Property Managers
- Identify leadership potential within the team
- Develop future leaders and succession plans
- Uphold company values and culture standards
5. Cross-Department Coordination
- Work closely with accounting, maintenance, leasing, and leadership
- Ensure alignment between operations and company goals
- Identify inefficiencies and recommend improvements

- Familiarity with EOS or similar operating systems preferred
