Guardian has an opportunity for a Full-Time Director of Capital Projects to join our team!
Position Summary:
The Director of Capital Projects will lead Guardian’s capital improvement program across a growing portfolio of affordable and market-rate multifamily properties. This is a strategic, portfolio-level leadership role focused on planning, coordination, consultant oversight, and ensuring the successful execution of capital projects. The position does not function as a construction manager, but rather as the owner’s internal representative overseeing third-party professionals and ensuring Guardian’s interests are protected.
Schedule: 40 hours / week; Monday - Friday
Compensation: $130k - $160k / annually DOE Benefits!

Minimum Qualification Requirements
The requirements listed below are representative, but not exclusive of the knowledge, skill, and/or ability required.
- 10 years of experience in capital project oversight, asset management, or owner’s rep roles in multifamily or commercial real estate
- Strong understanding of capital needs assessments, reserve studies, and capital planning tools
- Proven ability to manage multiple concurrent projects across diverse markets and asset types
- Familiarity with HUD, LIHTC, and lender-driven CapEx compliance requirements
- Experience managing third-party construction managers, architects, and consultants
- Technologically savvy with experience in Yardi, Procore, or comparable systems
- Excellent organizational, communication, and cross-functional leadership skills
- Ability to balance strategic planning with tactical execution
Preferred Qualifications

- CAMT certification
- Previous experience in construction/carpentry
- Own or have access to a reliable and properly insured vehicle for use in business transportation needs and possess/maintain a valid driver’s license
- CPO (Certified Pool Operator) certification (may be required according to the regulations of the property’s State)
Essential Functions

- Strategic Capital Planning
- Develop and maintain a multi-year capital improvement pipeline aligned with asset plans, reserve requirements, and investor expectations
- Ensure every asset has a baseline Capital Needs Assessment (CNA) and establish a process for periodic CNA updates
- Translate CNA findings into actionable CapEx scopes, budgets, timelines, and reserve draw schedules
- Coordinate with Finance and Asset Management on reserve sufficiency and funding strategies
- Project Oversight & Execution
- Oversee third-party consultants and vendors, including construction managers, engineers, architects, and other Owner’s Reps
- Lead RFP processes, bid evaluations, contracting, and contractor performance management
- Coordinate closely with Property Management and Maintenance to ensure timely access, minimize disruption, and deliver quality outcomes
- Monitor project timelines, track deliverables, and manage closeout processes with appropriate documentation
- Compliance & Risk Management
- Ensure all capital projects comply with lender, HUD, LIHTC, and investor requirements
- Identify and mitigate risks related to contractor performance, delays, or scope changes
- Maintain auditable project records for internal and external reporting
- Fee Capture & Reporting
- Establish and maintain a system to track Guardian’s 10% project coordination fee across all eligible projects
- Ensure accurate billing, recoverability, and documentation to support fee collection
- Create and maintain portfolio-level CapEx dashboards for executive leadership, asset management, and investor reporting
- Cross-functional Leadership
- Serve as the primary capital planning liaison across Property Operations, Asset Management, Development, Legal, and Finance
- Participate in capital planning, refinancing, and Investment Committee processes as needed
- Represent Guardian’s interests with external consultants and act as a clear point of accountability for project execution
- Leverage internal and external systems (e.g., Yardi, Procore, Smartsheet) to streamline documentation, approvals, and reporting
