Description
Under direct supervision, responsible for underwriting real estate loans including in-house (portfolio) loans and Fannie Mae (FNMA) loans. This includes ensuring that loan requests meet program and product specifications or making recommendations for counter-offers to different products and/or programs when appropriate. This person is responsible and accountable for the credit, appraisal and property condition to meet secondary market or in-house loan requirements at the time of closing. They are also responsible to ensure the loan is in compliance with all federal and state requirements.
ESSENTIAL FUNCTIONS

Communicates decision (approval, suspense, denial) to appropriate individuals within Guardian Credit Union, upholds fair lending practices of Guardian Credit Union, meets targets for productivity, quality, and member satisfaction, and performs second reviews of underwritten denials.

Evaluates the credit worthiness of the borrower, the real estate collateral securing the proposed loan, and adequacy of the loan structure for transactions and/or relationships. The evaluation process encompasses analyzing the underlying property, the surrounding market and demographic area and the financial strength of the borrower.

Reviews credit reports, property inspections, property appraisals, financial information and ensures underwriting procedures comply with credit union, Fannie Mae, and PMI guidelines. Maintains sound knowledge of the secondary mortgage market activity and industry practices.

Makes appropriate and intelligent decisions regarding deficiencies identified during the review of mortgage loan files to ensure compliance with industry, credit union, secondary market and federal guidelines

Diligently identifies red flags that indicate the potential of fraud within the loan documents and performs sufficient investigative work to detail and resolve any fraudulent issues that have been subsequently identified

Works closely with loan officers, servicing department, members, and management.

Reviews files for denials, complete HMDA letters when applicable and route to servicing staff for mailings.

Assists with mortgage payments, mortgage payoffs and telephone calls when applicable.

Performs mortgage closing documents/packages and works with applicable Title Companies to ensure timing with CFBP is adhered to.

Cross trains other individuals within the Mortgage Department in processing and underwriting responsibilities.
SECONDARY FUNCTIONS

Provides assistance to department personnel in special projects.

Serves as a backup for loan servicing duties to include posting payments, payoff requests, and other post-closing loan maintenance as needed.

Aide in audit reviews and correspondence on reviewed files.

Assists with mortgage closing packages.

Other duties as assigned by Supervisor.
Qualifications
SKILLS AND ABILITIES REQUIRED:
Education/Experience: Undergraduate degree in business, finance, accounting or related discipline preferred. Minimum 3 years of first mortgage underwriting experience, and a minimum 5 years’ of industry experience from a bank, credit union or mortgage company. Familiarity with commercial real estate is a plus.

Effective written and verbal communication/presentation skills, an ability to communicate well in difficult situations, and strong negotiation skills.

Demonstrated experience in underwriting both manually and through the use of automated underwriting systems.

Strong attention to detail required. Additional experience with Quality Control is a plus, but not required.

Proficiency in Microsoft Suites.

Strong organizational skills, teamwork, and results orientation.

Must be bondable.

WORK ENVIRONMENT:
This position is located at our West Allis office, and the duties of this job are primarily performed in a physical office setting.
